Please ignore the initial notice sent out at the end of the day on Friday, as the email sent earlier this morning has my final edited comments on corrections needed before we can issue a building permit. However, there is not adequate information included in the plans submitted to our office for us to finalize our review and issue a building permit. More specifically, we need for the following items to be addressed: L. Structurat Framins - No information is provided regarding how the proposed addition and new roof framing will tie into the existing manufactured residence. Whenever a manufactured house is structurally modified beyond the original CDOH or HUD approved structure, the Building Dept. requires a Colorado licensed Structural Engineer (P.E.) to provide clear documentation as to how the existing and new structural systems will be joined together. Specific issues to be addressed include: A. Provide a Roof Framing Plan including truss layout and specifications including appropriate snow and wind load requirements (L15 mph Ultimate wind speed not 80 mph as called out on plans). All roof loads must be tracked down to foundation below and demolition of existing roof structure, as well as any new structural header beams need to be illustrated. Provide detail at new upper roof tie-in to existing roof ridge. 1 B. New Truss Bearing Wall Framing - A new 5 L/8" x L5" GL beam is shown at the north side of the new living room, but structural loads do not track down to a foundation below at the new addition. This beam is located above a cantilevered (new) floor and unsupported length is too long for it to act as a cant¡lever, but no other transfer of structural loads is shown. On the other bearing line of new trusses there is no indication whatsoever as to what supports them - at either new or existing walls. Structural Engineer needs to add clarity and maybe this can be indicated on Roof Plans described above? C. Engineer to verif,i wall bracing (shear) requirements, as we don't see anything addressing these structural provisions or tying in the new addition to the existing structure. D. We need verification from the Structural Engineer that design complies with the 2015 l.R.C. (not 2009 l.R.C. as shown on plans). E. Verification from the Structural Engineer is also required for wind load requirements = 115 mph "ultimate" wind speed (not 80 as incorrectly shown on plans). 2. Existing Basement - ls the existing basement finished or unfinished? lf finished, does it include any additional bedrooms? lf so, alteration of the existing septic system will be required as our records indicate it was constructed to accommodate a maximum of only 3 bedrooms. 3. New Basement - Will the new basement be finished or left unfinished? lf finished, will it contain any additional bedrooms? (see comments immediately above) Thank you for your prompt attent¡on to providing us with these outstanding items. Once we receive the requested information we willfinalize our plan review and issue a permit.
