HomeMy WebLinkAboutCorrespondenceDave Argo From: Dave Argo Sent: Wednesday, July 31, 2019 2:18 PM To: Slawek Wojciuch Subject: Four Mile Ranch, Lot 45 Slawek: We have reviewed plans for a new single-family residence to be located at Four Mile Ranch, Lot 45 but before we can finalize our review and issue a building permit we need to receive an updated site grading and drainage plan as prepared by a Colorado licensed Engineer that addresses the following items: 1. Uphill Site Drainage must be directed away from the building. As per the current site plan water is directed toward the building — not away from it — at both the driveway/parking area and the street facing elevation, including the main entry. The use of properly designed drainage swales, additional re-contoured cut slopes above the building footprint and/or retaining walls may be necessary to properly direct drainage away from this side of the home and garage. 2. All Excavation and Grading Shall be Contained within Property Lines — As illustrated on the submitted site plan re -grading of existing topography is shown to extend beyond the property boundaries which is not allowed in the state of Colorado. In addition, all drainage from this property must be contained within property boundaries. Of particular concern are the following two areas: A. Proposed Grading at Driveway drains toward the parking area and garage (as noted above) and the distance between the proposed edge of pavement and the property line appears extremely tight to provide necessary drainage swale to alleviate this problem. Drainage cannot be directed across the property line onto someone else's property, and there will need to be some type of drainage strategy to deal with this issue that needs to be illustrated on the site plan. B. Drainage between Lot 45 and Adjacent Lot 46 to the South — The drainage swale shown extending from the uphill side of the main entry is either nonexistent or minimally sized and it appears as though water will be directed towards the house and/or towards the neighboring property, similar to issues described above on the other side of the lot. Although the submitted site plan has been stamped by Ernie Kollar, we would suggest that you engage a Civil Engineer who is familiar with site grading and drainage issues so that they can better assist you with preparation of an Engineered Site Grading & Drainage Plan that more fully addresses these issues. Please submit a revised Site Grading & Drainage Plan — stamped by a Colorado licensed Civil Engineer — to our office at your earliest opportunity. In the meantime, we will place this project in our "pending" project files. Thank you for your prompt attention to this matter.
