1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) WORK SHALL COMPLY WITH ALL CONDITIONS AND REQUIREMENTS OF LAND USE
CHANGE PERMITS (GAPA-10-18-8690 AND SUAA-04-19-8727) INCLUDING REMOVAL OF
EXISTING SHED FROM WITHIN SETBACKS (OR VARIANCE THEREOF) PRIOR TO ISSUANCE
OF CERTIFICATE OF OCCUPANCY.
4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2500 PSF.
5) PROVIDE A LOT IMPROVEMENT SURVEY AT FOUNDATION INSPECTION TO VERIFY THAT
ALL STRUCTURES ARE FULLY CONTAINED WITHIN THE PLATTED BUILDING ENVELOPE
INCLUDING ROOF OVERHANGS, DECKS & PROJECTIONS.
6) ADJACENT DWELLING UNITS LOCATED WITHIN THE SAME STRUCTURE MUST COMPLY
WITH ONE-HOUR FIRE SEPARATION REQUIREMENTS AS PER I.R.C., SECTIONS R302.3 -
R302.4. REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S POLICY DIRECTIVE &
INFORMATION SHEET ON THE SUBJECT OF FIRE SEPARATION REQUIREMENTS FOR TWO-
FAMILY DWELLINGS.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
