SPECIAL WARRANTY DEED
Cathy Gebhardt, Grantor, for good and valuable consideration, in hand paid, hereby sell
and convey to the Hunter Creek Group Inc., a Colorado corporation, Grantee, whose legal address
is 16680 McGregor Blvd. Fort Meyers, Florida 33908, the following real property in the County
of Garfield and State of Colorado, to wit:
A parcel of land described in the attached Exhibit "A" and as described iri a
document recorded in the records of the Garfield County Clerk and Recorder at Reception No.
913961.
with all its appurtenances, and warrants the title to the same against all persons claiming under the
Grantor.
