CBO Inc. 33 Four Wheel Drive Road Carbondale, CO 81623 cell) 970-309-5259 carla.ostberg@gmail.com May 15, 2019 Joe Gebhardt jpg@huntercreekgroup.com Onsite Wastewater Treatment System (OWTS) Inspection 16480 Hwy 82 Garfield County, Colorado Joe, As requested, CBO Inc. performed an Onsite W astewater Treatment System (OWTS) inspection at 16480 Hwy 82, Carbondale, Colorado on May 2, 2019. The parcel ID provided by you for the property does not show up in the Garfield County Assessor’s site. The property is known as the “Kennel Parcel”. Parcel Number: 2391-322-00-052 We requested documents on the septic from Garfield County Community Development Department. They were unable to locate any documents. Both septic tank lids were accessible from grade at the time our inspection. Three feet of risers bring the septic tank lids to grade. Both inlet and outlet tees were present. We recommend adding an effluent filter to the outlet side of the septic tank. If added, the filter must be cleaned annually, or as needed. We also photographed the baffle, which is present but showing signs of deterioration. B&R Septic pumped the septic tank in September 2018. The volume of the septic tank is 1000 gallons. The liquid levels in the septic tank were normal at the time of our inspection. The size, configuration, and location of the soil treatment area (STA) is not known. We walked areas downgradient of the septic tank and found no evidence of surface saturation or failure at the time of the inspection. This evaluation is not a guarantee of future system performance. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector’s expertise in onsite wastewater technology. The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the system is having on groundwater. Please call with questions.
