Andy Schwal ler (aschwaller@ garfield-cou nty.com) Nate Schaeffer Steel Building - Permit #BLCO-09-19-5931 John I am currently reviewing Amended plans submitted last week for Nate Schaeffer's new steel building that address our previous comments for an Architect stamped set. However, we don't find a foundation plan included along with plans submitted to our office for this new building. Please provide us with Engineered foundation plans, wet sealed by a Colorado licensed Professional Engineer that appropriately address structural loads from Sentinel Buildings' plans for the steel building. lf required by the Structural Engineer, also supply our office with a copy of a Soils Report. Once we receive a complete set of plans, we should than be able to complete our plan rèview and issue a building permit. ln the meant¡me, these plans will be placed back into our "pending" file. Architect Stamped Plans - ln light of the many outstanding items related to project design and given the 5,000 S.F. size of this proposed steel building, we require that plans be submitted to our office by an Architect that accurately depict the full extent of issues raised by my previous email. The size of the building indicates it will contain more than 10 occupants and - per Colorado state requirements - buildings over 10 occupants must be designed and wet-sealed by a Colorado licensed Architect. Tlíe Architect can help fill in a number of the missing items as described in my prior email thereby avoiding the necessity of the Building Department going on a "scavenger hunt" to find out answers to these various questions. 2. Fire District Approval - Have you reviewed this project with the local fire district? Given the fact that it is a commercial building and it includes a fuel storage tank with spill containment, you should contact Chris Jackson, Deputy Fire Chief at Grand Valley Fire Protect¡on District. I have copied Chris on this email so that he can expect to hear from you to discuss this proposed building with him in greater detail. Please have your Architect prepare supplemental drawings addressing our outstanding concerns, and submit (2) copies to our office for review & approval. ln the meantime, we will place the submitted building permit application in our "pending" file. Schaeffer - Permit #BLCO-09-1 9-593 1 John: We are currently reviewing a new manufactured steel building for Schaeffer located at2456 County Road 301. But before we can issue a permit we have the following questions that must first be addressed: A. What is the occupancy/use of th¡s proposed building? There is no information at all included in the building permit application that describes the intended use of this structure. Please describe intended activities within the building. B. The architectural floor plan layout indicates several overhead door openings in this building. Will th¡s building be utilized for repair of motor vehicles? C. The floor plan also illustrates two separate interior spaces, and each is provided with bathroom facilities with an interior demising wall separating these two areas. Please identify what uses are intended for each of these interior areas, and also provide us with information related to whether or not these areas will be occupied by the same or different tenants. D. Will this building - or portion(s) thereof - be heated spaces? E. Bathrooms will need to meet accessibility standards. Please reply to this email with the requested items so that we can finalize our review and issue permits at our earliest opportunity. Thanks for your assistance.
