S GARFIELD COUNTY COMMUNITY DEVELOPMENT To From : Date Re Morand u m Dan Dixon / Custom 'Works Craig Biere, PE G'' October 8, 2019 2882 County Rd 113, Carbondale, CO We have been asked to review the requirements to enlarge an existing window in the west wall of the Lower Level Bedroom at the above referenced project, The existing building consists of two levels with the lower level being a walkout basement, The roof and floor framing both appear to span parallel to the west wall where the window will be located. The new window opening will be approximately 4'4" wide and will be located directly below a window above of the same width. The sill of the window will need to be cut into an existing concrete wall and the grade outside the window will be lowered to provide the code required egress. A new 2.2x10 header must be installed above the new window to support the wall above. The new header must bear on a 2.2x4 column on each end with a single 2x4 continuous king stud fastened to the end of the header with 4.16d nails. The exterior grade must be lowered to be at least 6" below the bottom of any untreated lumber per 2015 International Building Code section 8317,1, paragraph 5. A new timber retaining wall will be constructed to allow for the new grading and egress requirements. The design of the timber wall is anticipated to be less than 4',0" high and shall be designed by others. We have assumed that the finished grade will be greater than 36" above the bottom of the existing footing as required by Garfield County for frost protection requirements. If the existing footings have less than the 36" minimum frost protection, an insulation skirt designed by others must be provided. The 2015 International Building Code provides recommendations for shallow frost protected foundations in section 403.3, If there are any questions or comments regarding the recommendations of this memo, please contact my office.
