please consider this letter to be confirrnation of the fact that the
property knonrn as the SvJeetwater Wilderness Ranch locaEed in portions of-seclions 5 and 8, T3S, R87I{, 6arf ield County, Colorado is zoned
Agricultural,/nesidential,/Rural Density. thiS zone district allotrlts a
minimum Iot size of two (2) acres per lot.
In 1983r by Resolution tib. 83:408, a 40 acre tract was split into six (6)
parcels oi 0.0S, 0.05, 0.05;ffi, 7.8 and 32 acres each. Ihe four 0.05
icr. trnrcels were created for the Flrpose of defining legatly 208
poLentlat 'direct interest ownerships'. It was understood that these
smaff Snrcels wotrld share a common interest in the 7 .8 acre tract,
creating an average of 2.0 acres interest for each 0.05 acre tract.

re: Sweetwater Development Road Repairs
Dear Mark:
A meeting was held in the Iatter part of August, 1983 with the
developer of the above named project on site.
The primary topic of conversation was the work that would be
needed to bring L.2 miles of County Road 150 above Sweetwater Lake
up to county specifications.
Listed below in the order they should take place in construction
are the needed repairs:
1. A proper drainage plan including a station by station location
for the installation of culverts.
2. Clearing of brush the entire length of the project.
3. Removing of dirt and rockfrom points station by station to
improve line of sight and widen roadway.
4. Placing of above surplus material- in roadway as sub-base to
build up roadway.
5. After all of rough work is completed, a general dressing up of
entire area with a maintainer.
A second meeting with the same group was held on site Friday, Oct. 7,
1983.
Approximately.S of a mile of the above work has been satisfactorily
completed and progress in commencing on the remaining .4 of a miIe.
The construction equipment was on site and it appears that an addit-
ional 30 working days will be needed to complete the project.

Please find encl-osed a copy of the proposed plat for the Sweetwater
Wilderness Ranch exemption. I have also enclosed a copy of the Declaratlon of
Protectlve Covenants and Time Sharing Agreement for this project for Mr.
Rhodesr review. Article )o(rrr provides for the cotnmon assessment for taxes'
Thls inclusion r,ras a requirement at the tlne of approval. If these documents
are acceptable, I would appreciate the opportunity of havlng the Chairman of
the County Cournissloners execute the original plat as soon as possible.
