1) THIS PROPERTY IS SUBJECT TO RESERVATIONS, RESTRICTIONS, COVENANTS, BUILDING
SETBACKS AND EASEMENTS OF RECORD, OR IN PLACE. THIS SURVEY WAS PREPARED WITHOUT
THE BENEFIT OF A TITLE COMMITMENT THEREFORE, EXCEPTIONS TO TITLE THAT MAY AFFECT
THE SUBJECT PROPERTY HAVE NOT BEEN RESEARCHED BY PEAK SURVEYING, INC.
2) THE DATE OF THIS SURVEY WAS JUNE 11, AUGUST 06, AND NOVEMBER 27, 2019.
3) BASIS OF BEARINGS FOR THIS SURVEY IS A BEARING OF N60°49'58"E BETWEEN THE
NORTHWESTERLY CORNER OF LOT 5, BLOCK 5, A 1" IRON BAR FOUND IN PLACE AND THE
SOUTHWESTERLY CORNER OF LOT 21, BLOCK 3, A 1" IRON BAR FOUND IN PLACE.
4) UNITS OF MEASURE FOR ALL DIMENSIONS SHOWN HEREON IS U.S. SURVEY FEET.
5) THIS SURVEY IS BASED ON THE WESTERN HILLS SUBDIVISION FINAL PLAT RECORDED
DECEMBER 23, 1958 AS RECEPTION NO. 203826, THE WARRANTY DEED RECORDED JULY 19, 1985
AS RECEPTION NO. 363517 IN THE GARFIELD COUNTY CLERK AND RECORDER'S OFFICE, AN ILC
PREPARED BY AN UNKNOWN SURVEY COMPANY AND CORNERS FOUND IN PLACE.
6) DUE TO THE LACK OF INFORMATION ON THE RECORDED PLAT, AND LACK OF EXISTING
BOUNDARY CORNERS ON THE SUBJECT LOT AND SURROUNDING LOTS AS WELL AS THE
DIFFERENCE IN EASTERLY FENCE LINE AND EASTERLY DEED DESCRIPTION, LOT 22 SQUARE
FOOTAGE AND ACTUAL SIZE IS UNKNOWN. IT IS THE OPINION OF PSI THAT A BOUNDARY LINE
ADJUSTMENT MAY NEED TO TAKE PLACE WITH ADJOINING LAND OWNERS TO SOLIDIFY
BOUNDARIES. THE WESTERLY OCCUPATION LINE TO THE FENCE IS REASONABLE FROM
HOLDING CORNERS AS SHOWN. THE HOUSE, DRIVEWAY, RETAINING WALLS AND EASTERLY
FENCE AS SHOWN ON SAID ILC HAVE BEEN SCANNED IN AND OVERLAYED AND DO NOT FIT THE
FIELD LOCATED IMPROVEMENTS. IT IS UNCLEAR WHAT WAS USED TO PREPARE SAID ILC.
