ln accordance with and pursuant to the provisions of the Garfield County Land Use
and Development Code, as amended, and Resolution No. 99-016, the Director of
the Community Development Department hereby authorizes by amendmentto the
Conditional Use Permit, the following activity:
EDUCATIONAL FACILITY
The requested amendment is to allow for the replacement of the "Sheepy Hollot¡/'
structure with two single-family residences to be used as employee/teacher
housing.
The Amended Conditional Use Permit is issued subject to the conditions set forth
in Resolution 99-016, the Amended Conditional Use Permits recorded under
Reception No. 791739 and 869123, and this Director's Decision for a Minor
Modification (Conditions attached here as Exhibit 2), and shall be valid only during
compliance with such conditions and other applicable provisions of the Garfield
County Land Use and Development Code, as amended, Building Code, and other
regulations of the Board of County Commissioners of Garfield Coun$, Coforado.

Conditions of Approval
1. All representations of the Applicant contained in the Application submittals
shall be conditions of approval unless specifically amended or modified by
the conditions contained herein.
2. At previous conditions of approval contained in Resolution 99-016
(Reception Number 539749) and other amendments (Reception Numbers
791739 and 869123) shall remain in full force and effect.
3. The Applicant shall maintain compliance with all standards as required by
the Land Use and Development Code oI2013 and previous approvals.
4. No disturbance is permitted within 35' of the Typical and Ordinary High
Water Mark of the Crystal River.

DIRECTOR DETERMINATION _Request for an Amendment to an Approved
Conditional Use Permit - Resolution No. 99-
016 - File No, CUAA-11-19-8760
Dear Mr. Lee:
This office has reviewed the request to amend the Conditional Use Perm¡t (CUP)
issued for an Educational Facility Colorado Rocky Mountain School,
memorialized in Resolution 99-016. The requested amendment is to allow for
construction of two single-family residences to be used for employee housing.
These structures will replace the historic "sheepy Hollow" structure. These
structures were not contemplated in the approved Conditional Use Permit which
permitted thirtythree buildings including .classrooms, dormitories, houses and
various agricu ltu ral and accessory structu res.
This Application has been reviewed in accordance with the Land Use and
Development Code, Section 4-106 'Amendments to an Approved Land Use
Change Permit". The provisions of this Section provide for a Decision by the
Director of the Community Development Department as to whether the proposed
amendment is a Minor Modification or Substantial Modification.
Based on the criteria found in Section 4-106(C), the Director has found your
amendment request to be a Minor Modification and has approved your requested
amendment subject to the following conditíons:
1. All representations of the Applicant contained in the Application submittals
shall be conditions of approval unless specifically amended or modified by
the conditions contained herein.

2. All previous conditions of approval contained in Resolution 99-016
(Reception Number 539749) and other amendments (Reception Numbers
791739 and 869123) shall rernain in fullforce and effect.
3. The Applicant shall maintain compliance with all standards as required by
the Land Use and Development Code of 2013 and previous approvals.
4. No disturbance is permitted withín 35' of the Typical and Ordinary High
Water Mark of the Crystal River.
This approvalwill be memorialized in an amended Conditional Use Permitthatwill
be recorded with the Garfield County Clerk and Recorder.
