HomeMy WebLinkAboutEngineer's Field Observations 02.24.2012KURTZ & ASSOCIATES, INC. 5012 County Road 154 Glenwood Springs, CO 81601 39 MOSHER: Observations 02/24/2012 STRUCTURAL CONSULTANTS Phone (970) 945 6305 The floor elevation of 39 Mosher appears to be higher than the elevation of Mosher Ave. to the south of the building. On the north end of the building there are areas of localized, negative drainage, where the surface drainage appears to be directed towards the building. The building at 39 Mosher displays differential foundation settlement. The east side of the building appears to have settled to the west, and the north end has settled relative to the south. along the length of the building the settlement appears to be relatively uniform. The exterior, precast, wall panels display some distress and potential panel -to -panel connection failure. On both the east and west walls three adjacent vertical panel joints display vertical cracking in the face slab of the wall panels directly adjacent to joint and/or separation of the panel -to -panel joint. ( West wall: see photo 1424.jpg) The wall cracking widens at the top of the wall panels, indicating a differential settlement from north -to -south. Lateral displacement between the wall panels on the south side of the building as opposed to the east side of the building was observed at the southeast corner of the building. (See photo 1427.jpg) The interior slab -on -grade floor at 39 Mosher displays significant differential settlement. The slab is divided with a series of construction joints. Joints running east -to -west across the building are spaced at 15'-0" on center. There are two north -to -south joints dividing the slab in that direction into three (3) sections. The east and west sections have settled relative to the center section. There is a vertical displacement of 1" to 1.3/4" at the construction joint between the center section and the west section, and the west section slopes down to the west at a rate of 1.3/4" per 48". There is a vertical displacement of 1" to 1.3/4" between the center section and the east section, and the east section slopes down to the east at a rate of 1/2" per 48". There is an exterior concrete apron on the north side of the building (slab -on -grade) which measures, in plan, 5'-0" north -to -south by 20'-0" east -to -west. The slab appears to have been affected by the negative drainage on this side of the building, and has settled differentially. Box 128 Parachute, CO 81635 Attn: Ken White Re: Structural Observation at 39 Mosher Avenue, Parachute Project No. 12351 Dear Mr. White: Glenwood Structural and Civil, Inc. was requested to observe the structure at the above referenced location and assess its condition due to evident settlement. The visit was conducted on January 30, 2013. General building information, observations, discussion and recommendations follow General Building information The structure is a single level shop of approximately 30 feet x 64 feet. It is understood that the foundation consists of cast -in-place spread footings and a stem wall to grade providing frost protection. The floor consists of individual precast panels laid as a slab. The walls are approximately 16 feet in height and constructed of precast concrete consisting of an exterior flush face and interior ribs. The roof is a gable shape framed with pre-engineered trusses. Observations The structure appears to be settling most noticeably in the northeast corner, where the ceiling is observed to be approximately 5 inches lower than the diagonally opposite southwest corner. The slab appears to be approximately 4 inches lower in the northeast corner than in the southwest corner. The walls appear to be somewhat out of plumb consistent with the settlement. The northeast corner of the structure is a primary concentration point of runoff from the yard at the north, the adjacent slab to the east, and the building's roof. Discussion The structure appears to be settling due to poor bearing soils combined with inadequate site drainage. However, the extent of settlement to date does not appreciably compromise the safety of the structure. It is aur opinion that occupancy of the structure can continue until remedial measures are implemented to stop the movement of the structure. Recommendations In order to prevent compromising the integrity of the structure, further movement should be mitigated. It is our recommendation that a design be prepared by a registered engineer, preferably with the benefit of a subsoils study prepared by a geotechnical engineer, and that design implemented within a reasonable time frame of approximately six months.
