Framing Walkthrough 10.14.19 Michael, I walked to project yesterday afternoon to inspect the framing conditions on the project. I realize the project is in progress. The punchlist developed is not a reflection of a failure on anyone's part. It is my observation of items I felt were noteworthy during my walkthrough. 1. The lateral walls, hold downs and nailing patterns are in progress. 2. Detail B/S6.7 is not installed 3. the HUD4's on Grid 5 are in the wrong location. Somehow the windows got shifted towards to east. The hold downs need to be fastened to each end of the wall segment between windows. Please send me the current window locations on Grid 5 as measured from the garage front. 4. Grid 3 and A the cast in place bolt didn't make it into the concrete for the corner hold down (or I didn't see it). The bolt was identified as a 7/8" dia. Simpson SSTB34 on sheet s2.O located 7 inches east of grid A. Please confirm this is there, or plan on installing a 7/8" dia. bolt via epoxy (as deep as we can practically drill). 5. none of the portal frames on Grid A or E were installed. The two wall segments on the north and south sides of the window bank will now be treated as shearwalls. See the attached detail Clarification 13A. 6. Detail M/56.1 is in the process of being installed 7. Detail A/S6.2 was not installed yet. 8. The rafters are all bearing on a knife edge condition. Beveled blocking still to be installed. Please make note we will need beveled blocking even on the exterior 6x12's off the master bedroom south side. The beveled blocking I was observing that was installed on the upper roof East end is not in contact with the rafters. There is a small (paper thin) gap, meaning it is installed but not really doing anything. The rafters need to bear on this strip. 9. Great room wall and roof framing was incomplete and in a state of ongoing construction. 250 Tripp Drive Rifle Colorado • 81650 .970-366-8690 • 10. I noticed that every single hold down bracket found on site was an HDU4. Please reference the hold down bracket schedule on S7.0 for the appropriate hold down bracket designations and their respective locations. There was some confusion during foundation construction in regards to what size and type of cast in place bolt was going in for the hold downs. At one point in time I understood that all bolts going in were going to be a 7/8" DIA. Simpson SSTB34. Apparently some are 5/8" dia. Simpson SSTB20. Please confirm what rods got cast in which places. 11. One of the hold down bolt locations on Grid A seem to be in the wrong spot. I measured 3. 3/4" from Grid 2 to the 1st bolt. Plan specification called out for 4.1/2". The next two bolts are in the right locations. The bolt south of Grid 3 (reference Sheet S2.0 Grid 3A) is right on the side of a stud and will require bending to get the hold down bracket to fit. Somehow the window alignments got built differently than the electronic plans I used to do bolt layout. 12. We are missing a connection callout at Grid 1 and C for the sloping wood header. See clarification 13A. 13. The contractor pointed out that they were going to have difficulty raising the great room trusses into position because they already have the roof and walls built. This essentially means the trusses cannot pocket into the 5.1/2" stud pack unless the trusses are assembled in the air. The discussed solution is that the living room walls will be furred out to a total wall depth of 7 inches (Michael to confirm) to accommodate the lift and slide door configurations. We will provide a bolted pack -out in this 2.1/2" build out to receive the truss seat cut. The build out will lag bolt back into the packs that are installed right now. We will still have an issue on the south most exterior truss though, because there is no or minimal build out on this beam. The bracket shown in detail A/S6.7 needs to be a face mount option in order for the framer to raise the beam. See clarification 14A for the alternate face -mount bracket option. 14. The column pack C3 on Grid 3 (reference sheet s4.0) needs to go in under the 2 span continuous 3-11. 7/8" LVL beam. I would recommend this happen immediately. It is a significant structural support item even with just construction loads. 15. South garage door on Grid C.7, north jamb is a single king stud. Plan calls for 2. 16. We will need to strap the plate break on the upper roof at Grid 2, where the header was raised to accommodate a pass through opening looking down into the clerestory. The strap (on each side of the opening, centered on the plate break and beam end) will be an MSTC66 (66 inch x 3 inch). 17. The 4-14" LVL's spanning between Grid 2 and 3 on the upper roof need to be better braced to lock in their ends and prevent roll. Please pressure block this. 18. The beam pocket J/S6.2 in all locations needs bolts. 19. Valley's at dormers are not bolted. See M/S6.3. 20. Ridges at dormers are not fastened down to prevent uplift. I would recommend adding a pair of Simpson TS12's fastening the beam and column 21. The window mullions on Grid B and E are undersized as installed (single 1. 3/4" x 5.1/2" LVL king). They will require reinforcement to not have deflection issues in a design load wind event. See clarification 9 and 10 A for the W Tee connection discussed yesterday afternoon. 250 Tripp Drive Rifle • Colorado . 81650 .970-366-8690 • 22. Contractor requested a detail for stone over window / door openings. See attached clarification 8A 23. Contractor requested that I look into extending the south lookouts at the living room exterior truss to 3 or 4 foot. Current overhang is shown as 1'-8". The maximum permitted roof overhang past the face of truss will be 2'-6 inch (2.5 ft). Once the overhang goes past this the roof begins to uplift the truss in a design wind load event. The truss is known as a tension only truss, meaning that because the bottom chord is a rod, it cannot go into compression or it will buckle and become unstable. 24. Clarification 6a issued last week was built slightly different. This is the 6x12 beam notch at the master bedroom south exit. The 6x beam is notched so only 3. 3/4" of the original 6x12 remains over the un -notched 9. '/a" LVL beam. Load on the beam end is pretty minimal since the columns are only 4 foot south. We can lag through the lvl into the end grain of the 6x12 with a pair of 5/8" dia x 10" lags at a spacing of 5 inches on center between lags. Countersink lags to avoid conflict with finishes on the north side of the LVL. This list is considered a partial list. A majority of the framing conditions for walls and roof were still in progress so I did not comment on them because there are numerous items not installed or in progress of being installed. This list does not void the responsibility of the contractor to build according to the plan specifications dated 8.26.2019 (revision 3 release). Please reach out with questions.
