1) ALL WORK MUST COMPLY WITH 2015 I.B.C., I.F.C., I.P.C., I.M.C., I.F.G.C., AND 2009 I.E.C.C.,
AND MANUFACTURER'S INSTALLATION REQUIREMENTS.
2) REMODEL + ADDITION TO BUILDING IS APPROVED AS CONSTRUCTION TYPE "V-A", WITH
MIXED-USE OCCUPANCIES INCLUDING: OCCUPANCY GROUP "U" PUBLIC USE EQUESTRIAN
FACILITY; GROUP "B" OFFICES; AND GROUP "R-3" RESIDENTIAL DWELLING UNIT.
3) PROVIDE FIRE -RATED OCCUPANCY & FIRE SEPARATIONS AS INDICATED ON DRAWINGS
BETWEEN THE 2 -STORY OFFICE + RESIDENTIAL DWELLING UNIT INCLUDED IN THIS PERMIT
AND EXISTING EQUESTRIAN FACILITIES INCLUDING THE FOLLOWING ITEMS:
A. "FIRE PARTITIONS" (SECTION 708), AND
B. "HORZONTAL ASSEMBLIES" (SECTION 711)
4) AN AUTOMATIC FIRE SPRINKLER SYSTEM IS REQUIRED FOR THE SCOPE OF WORK INCLUDED
IN THIS BUILDING PERMIT AS PER I.B.C., SECTION 903.3.1. CONTACT LOCAL FIRE DISTRICT
FOR DESIGN CRITERIA, INSTALLATION REQUIREMENTS & INSPECTIONS. FIRE DISTRICT'S
APPROVAL LETTER/SIGN-OFF REQUIRED: (A) AT FRAME INSPECTION, AND (B) PRIOR TO
FINAL BUILDING INSPECTION/CERTIFICATE OF OCCUPANCY. FIRE ALARM SYSTEM IS ALSO
REQUIRED AS PER I.B.C., SECTION 420.6.
5) PROVIDE OPEN -HOLE SOILS REPORT AT FOOTING INSPECTION TO VERIFY 1,500 PSF.
6) ANY STRUCTURAL REVISIONS REQUIRED DURING THE COURSE OF ALTERATIONS/REMODEL
WORK WILL REQUIRE STRUCTURAL ENGINEER'S SEALED APPROVAL. PROVIDE COPY OF
ENGINEER'S REPORT AND/OR SUPPLEMENTAL DETAILS AT FRAME INSPECTION.
7) EGRESS REQUIREMENTS AS PER 2015 I.B.C., CHAPTER 10. VERIFY EXIT DIRECTIONAL SIGNS
AND EMERGENCY LIGHTING LOCATIONS PRIOR TO ELECTRICAL ROUGH -IN INSPECTION.
8) ACCESSIBILTY REQUIREMENTS AS PER 2015 I.B.C., CHAPTER 11 AND ICC/A117.1-2009
STANDARDS AND INCLUDING ACCESSIBLE ENTRANCES, ACCESSIBILITY WITHIN THE
BUILDING AND RESTROOM FACILITIES.
9) LOCKS, LATCHES & LANDINGS AS PER 2015 I.B.C., SECTION 1010.
10) LIGHT, VENTILATION & TEMPERATURE CONTROLS AS PER 2015 IBC, CHAPTER 12.
11) BUILDING MECHANICAL SYSTEMS INCLUDING: COMBUSTION AIR, DUCTWORK & VENTING
REQUIREMENTS PER INTERNATIONAL MECHANICAL CODE (I.M.C.) & I.E.C.C., SECTION 503.
MECHANICAL ROUGH -IN INSPECTION REQUIRED PRIOR TO FRAMING INSPECTION.
12) PLUMBING REQUIREMENTS PER INTERNATIONAL PLUMBING CODE (I.P.C.) AND INTER-
NATIONAL FUEL GAS CODE (I.F.G.C.) PLUMBING ROUGH -IN INSPECTION REQUIRED PRIOR
TO FRAME INSPECTION.
13) ELECTRICAL REQUIREMENTS, PERMITTING & INSPECTIONS BY COLORADO STATE ELECTRICAL
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL REQUIRED AT FINAL BUILDING INSPECTION/CERTIFICATE OF OCCUPANCY.
