Authoritv. This application for â Bu¡ld¡ng Permit must be signed by the Owner of the property, described above,
or an authorized egent. lf the signature below ¡s not thel of the Owner, a separate letter of authorit¡ signed by
the Owner, must be provided with th¡s Application.
Leral Access. A Building Permit cannot be issued without proof of legal and adequate access to the property for
purposes of inspect¡ons by the Building D¡v¡sion.
Other Permlts. Multiple separate permits may be required: (1) State Electrical Permit, (2) County OWTS Permit,
(3) another permit required for use on the property ident¡fied ãbove, e.g, State or County Hìghway/ Road Access
or a State Wastewater D¡scharge Permit.
Vo¡d Permit. A Building Permit becomes null and voìd if the work authorized is not commenced within 180 days
of the date of issuance and if work is suspended or abandoned for a period of 180 days after commencement.

I hereby certify that I have read this Application ând that the informat¡on contaìned above is true and correct. I
understand that the Building Division accepts the Appl¡cation, along with the plans and specifications and other
data submitted by me or on my behalf (submittals), based upon my certification as to accuracy. Assuming
completeness of the subm¡ttals and approval of this Appl¡catiorL a Building Permit will be issued grant¡ng
permiss¡on to me, as Owner, to construct the structure(s) and facilit¡es detailed on the submittals reviewed by
the Building D¡vision. ln cons¡deration of the issuance of the Building Perm¡t, I agree that I and my agents will
comply with provisions of any federal, state or local law regulating the work end the Garfield County Buílding
code, owTs re8ulat¡ons and appl¡cable land use regu¡ations (county Regulation(s)). I acknowledte that the
Building Permit may be suspended or revoked, upon notice from the county, if the locat¡on, construction or use
of the structure(s) and faciliÇ(ies), described above, are not in compliance with County Regulation(s) or any
other appllcable law.
I hereby Srant permission to the Bu¡lding Division to enter the property, described abovg to inspect the work. I
further acknowledge that the ¡ssuance ofthe Bu¡lding Permit does not prevent the Building Official from: (1)
requ¡ring the correct¡on of errors in the submittals, if any, discovered after issuance; or (2) stopping
construction or use of the structure(s) or facility(ies) if such is in violation of County Regulation(s) or any other
applicable law. Review of this Applicâtion, ¡ncluding submittals, and inspections of the work by the Building
D¡v¡sion do not constitute an acceptãnce of responsibility or liabil¡ty by the County of €rrors, omissions or

Accessory Dwelling Unit (ADU)
Effective Dote: November 7,2078
The undersígned property owner certifies that the ottoched Building Permit Application
for Accessory Dwelling llnit (ADU) is in compliance wîth the following líst of standards,
regulations and requirements for ADIJs per Garfield County's Land Use & Development
Code as amended on October 75,2078.
j-. Floor Area - Maximum floor area of ADU shall not exceed 1,000 square feet (excluding garage).
2. Ownership Restriction - ADU is restricted to leasehold interest (cannot be sold or subdivided).
3. Minimum Lot Area - Subject parcel must meet Garfield County's minimum lot size requirements
as defined by applicable zone district in Land Use & Development Code, Table 3-201"
4. One ADU per Lot - A maximum number of one ADU is allowed per lot.
5. Lesal Access - Property Owner confirms legal access to proposed ADU as illustrated on site plan.
6. Water - Property Owner represents that they have notified either: (a) their water supplier to
address additional tap fees (if applicable) or (b) State of Colorado's Division of Water Resources
to secure any necessary water rights to supply legal water to the ADU.
7. Sewer - Property Owner represents that they have notified either: (a) their sewer & wastewater
provider to address additional tap fees (if applicable) or (b) alternately, if an on-site wastewater
treatment system (OWTS) is employed, limitations on the number of occupants using the ADU
shall not exceed maximum recommendations of existing/proposed septic system per State of
Colorado's OWTS standards.
