Pinyon Peaks Architectural Control Committee approval does not constitute a County Building Permit. This must be obtained from Garfield County prior to construction, 2. This approval does not constitute approval for any structural, mechanical, electrical or any other functional aspect of the home and its construction. Approval is limited to compliance with the Pinyon Peaks Covenants, 3. The Architectural Control Committee has determined the steel siding and the color presented by you complies with the intent of the covenant which requires blending in with the natural environment, 4. The driveway as presented on the plans is not approved and the driveway staked on the lot is approved. The driveway represented on the plans calls for significant grading to create an elevated platform of 4 to 6 feet which would be visible and not safe in winter. While no grading plan has been submitted for the driveway that is staked on the lot, this seems to represent a more logical alignment and would minimize grading. However, since no grading plan has been submitted for review, either a grading plan must be submitted for review and approval prior to construction, or an Architectural Control Committee member must be notified during construction and approve the alignment and grading as it is constructed. 5. All applicable components contained within the covenants shall apply. Additionally, work should be scheduled around the spring and fall freeze/thaw cycles to prevent road damage by heavy equipment and trucks. Owner is responsible for road damage caused by construction traffic. Work hours shall be within 7:00 am to 6:00 pm, Monday through Friday. Construction activity shall not exceed 18 months.
