I am currently reviewing a building permit for a new garage for the above referenced project in Aspen Glen. They
recently went through an Amended Final Plat with planning and I believe the plat was just recorded this week. However,
when I look at the proposed (but not yet signed) AFP in the Laserfische file it does not illustrate the new proposed (and
combined) Building Envelope when these 2 lots were merged together. It only illustrates abandonment of the common
property line and the 15' easement that runs down this property line (see attached PDFs).
Without knowing which planner was involved, I wanted to reach out to you to see if you can help me track this down,
because the proposed new garage is essentially located across the (former) common property line, but it appears that
the Bldg. Envelope wasn't changed. Hopefully this "draft" version of the AFP was revised to include the updated Bldg.
Envelope and we don't have an issue here, but I want to make sure that everything was done correctly so that I can issue
a building permit in short order. Feel free to pass this email along to the appropriate planner if necessary.

Hope that you are doing well & staying safe out there during this crazy, surreal time in which we find ourselves. Our
office is continuing to process building permits and conduct inspections, although many of us are working from remote
locations at home.
I am currently reviewing plans for a proposed detached garage addition to an existing residence located at 106
Saddleback Road. It's a rather large (2,190 SF) new building located within 20 feet of the existing residence at the closest
point. According to our records, fire area size of the existing home/garage = 5,810 SF which is just under the maximum
allowable area without fire sprinklers. With the new detached garage the total project area (both buildings) will equal
approximately 8,000 SF.
I wanted to get your opinion as to whether or not you will be requiring the new detached garage to have a fire sprinkler
system, and I have copied Michael Edinger who is slated to be the contractor for this project. If you'd like for him to
contact you directly or provide you with a set of the proposed plans please let him know.
After you have the opportunity to take a closer look, can you please let me know your thoughts about requirements for
a fire sprinkler system? Once I hear back from you, I will be able to finalize my plan review approvals and process the
building permit accordingly.

I wanted to let you know that I've completed plan review of Denton's detached garage addition in Aspen Glen, but
before we can issue the building permit I'd like for you to respond to the following questions/issues:
A. Statement of Authority — It appears that you signed the permit application form, but before we can accept your
signature you must have your client provide us with a "Statement of Authority" verifying that they have asked
you to act as their representative on this project. If you have any questions about this, please contact Lindsay at
970-945-1377 x. 1625 and she can explain this requirement.
B. Proposed Mechanical/Heating System — There is no indication on submitted drawings of proposed
heating/mechanical systems in the new detached garage/storage building, but we assume that it will be a
heated structure — is that correct? If so, can you please provide us with a description of systems and/or layout of
proposed mechanical room?
C. Insulation — Similarly to the item above, there is no indication of insulation at the thermal envelope. If the
structure is heated it must comply with the 2009 IECC. Can you please provide us with descriptive information
about thermal envelope insulation? Please let us know if the floor slab is intended to be heated as well.
D. Fire Sprinkler System — I am still awaiting reply from Bill Gavette who is looking into fire sprinkler requirements
for this project, and I expect to hear back from him soon about that issue ... will copy you with his response.
Once we receive these outstanding items from you and get Bill's decision on the fire sprinkler requirements, we will be
able to issue this permit.

of normal life soon. I've attached a supplemental assembly sheet showing the wall/floor/roof assemblies I will use
relative to insulation values. I've also attached a statement of authority. Please see my comments below in RED

Michael:
I wanted to let you know that I've completed plan review of Denton's detached garage addition in Aspen Glen, but
before we can issue the building permit I'd like for you to respond to the following questions/issues:
A. Statement of Authority — It appears that you signed the permit application form, but before we can accept your
signature you must have your client provide us with a "Statement of Authority" verifying that they have asked
you to act as their representative on this project. If you have any questions about this, please contact Lindsay at
970-945-1377 x. 1625 and she can explain this requirement. ATTACHED.
B. Proposed Mechanical/Heating System —There is no indication on submitted drawings of proposed
heating/mechanical systems in the new detached garage/storage building, but we assume that it will be a
heated structure — is that correct? If so, can you please provide us with a description of systems and/or layout of
proposed mechanical room? THE SLAB WILL BE HEATED AND THE GARAGE SPACE AND SPACE ABOVE WILL BE
HEATED VIA RADIANT SLAB. THERE WILL BE A SMALL, LOW BOY BOILER THAT WILL RUN THE SYSTEM AND WILL
BE SEPARATE AND APART FROM THE HOUSE SYSTEM.
C. Insulation — Similarly to the item above, there is no indication of insulation at the thermal envelope. If the
structure is heated it must comply with the 2009 IECC. Can you please provide us with descriptive information
about thermal envelope insulation? Please let us know if the floor slab is intended to be heated as
well. INSULATION ASSEMBLIES ATTACHED.
D. Fire Sprinkler System — I am still awaiting reply from Bill Gavette who is looking into fire sprinkler requirements
for this project, and I expect to hear back from him soon about that issue ... will copy you with his response.
NEEDED IN THE GARAGE PER EMAIL FROM BILL.
Once we receive these outstanding items from you and get Bill's decision on the fire sprinkler requirements, we will be
able to issue this permit.
