Hagist Excavation installed the system. The property is currently developed with a single-family residence. Future development on the property could include a 1-bedroom detached additional dwelling unit (ADU). The OWTS was sized to accommodate 5-bedrooms. The existing septic tank and STA were abandoned in place. The septic tank was collapsed, and remaining void filled with gravel, sand, or compacted soil. The system installation included a new 2000-gallon, two -compartment Valley Precast concrete septic tank with an Orenco® Biotube Pump Vault and an Orenco® PF5005 pump in the second compartment of the septic tank. The septic tank was anchored with Deadmen because of the high seasonal groundwater table. The floats were set to dose approximately 90 gallons each pump cycle, allowing approximately 12 gallons of drain back. The control panel for the pump is located within line of sight of the septic tank. Valley Precast out of Buena Vista performed start-up of the pumping system. Effluent is pressure dosed through a 1.5-inch diameter pump line to a 12' x 70.5' mounded, unlined sand filter. The excavation for the sand filter began 1.0-foot below native grade. A minimum of 3-feet of sand filter material was installed in the over -excavated footprint, resulting in 2-feet of sand filter material extending above native grade. Receipts for the sand filter material are enclosed. Laterals used to disperse the effluent were surrounded by washed coarse screened gravel or crushed stone. Laterals were 1.5-inches in diameter with 5/32-inch diameter orifices facing down, spaced 3-feet on center (OC). Orenco® Orifice Shields were installed on the laterals at each orifice. Laterals begin 2-feet from the edges of the filter, with 4-feet between each lateral. Each 1.5-inch diameter lateral ends in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric was placed over the gravel layer followed by approximately 1-foot of topsoil. The mound had a minimum 3:1 slope (horizontal:vertical); therefore, the basal area extends approximately 12-feet beyond the sand filter on all sides (with a mound height of 4-feet above native grade). Soils in the sloped perimeter areas of the mound were well draining and able to support vegetative growth. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWTS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. The quality of the installation is dependent of the expertise of the installer, soil type, and weather conditions. Please call with questions. Do Your Part, Be SepticSmart: The Do's and Don'ts of Your Septic System Learn these simple steps to protect your home, health, environment and property value: septicsmart U.S. Environmental Protection Agency Do: • Have your system inspected (in general) every three years by a licensed contractor and have the tank pumped, when necessary, generally every three to five years. Don't: • Pour cooking grease or oil down the sink or toilet. • Rinse coffee grounds into the sink. • Pour household chemicals down the sink or flush them. Do: • Eliminate or limit the use of a garbage disposal. • Properly dispose of coffee grounds a food. • Put grease in a container to harden before discarding in the trash. Don't: • Flush non -degradable products or chemicals, such as feminine hygiene products, condoms, dental floss, diapers, cigarette butts, cat litter, paper towels, pharmaceuticals. Do: • Dispose of these items in the trash can! Don't: • Park or drive on your drainfield. The weight can damage the drain lines. • Plant trees or shrubs too close to your drainfield, roots can grow into your system and clog it. Do: • Consult a septic service professional to advise you of the proper distance for planting trees and shrubs, depending on your septic tank location. Don't • Concentrate your water use by using your dishwasher, shower, washing machine, and toilet at the same time. All that extra water can really strain your septic system. Do: • Stagger the use of water -generating appliances. This can be helpful especially if your system has not been pumped in a long time. • Become more water efficient by fixing plumbing leaks and consider installing bathroom and kitchen faucet aerators and water -efficient products.
