However, there is a problem with "building height" as measured in accordance with Garfield County's definition. As currently shown on plans, building height is 27'-0" (or 2 feet higher than allowed). Before we can approve these plans for a building permit, design will need to be revised to comply with a maximum building height of 25 feet. Please see attached redlines illustrating non-compliant roof height of the submitted design. As you probably know, there are several means of achieving the 25 -foot height limitation including: • Lowering the floor -to -floor dimension between main & upper levels (currently 11 feet) • Repositioning (lowering) the main level floor elevation relative to the average natural grade plane • Redesign of roofs to effective lower the mid -point elevation of the primary roof Any combination of these strategies can be used to achieve compliance with the 25 -foot height limit. Please submit (2) copies of amended plans to our office illustrating compliance with the 25 -foot height limitation so that we can finalize our review and issue a building permit.
