Amended Plans for Upstairs Attic Finish above Garage

1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) THIS APPROVAL FOR AMENDED PLANS DEPICTING ATTIC FINISH ABOVE GARAGE/SHOP
DOES NOT INCLUDE APPROVAL FOR USE OF UPSTAIRS AS AN ACCESSORY DWELLING
UNIT (A.D.U.) IF UPSTAIRS ATTIC IS INTENDED TO FUNCTION AS EITHER A SECONDARY
DWELLING UNIT OR IN A COMMERCIAL CAPACITY, OWNER IS REQUIRED TO OBTAIN ANY
APPLICABLE LAND -USE CHANGE PERMIT(S) AS PER GARFIELD COUNTY'S LAND USE
CODE. IN ADDITION, A SUBSEQUENT BUILDING PERMIT IS REQUIRED FOR CHANGING
USE TO A RESIDENTIAL DWELLING UNIT.
3) INTERIOR ATTIC FINISH REQUIRES FIRE PROTECTION OF FLOOR/CEILING ASSEMBLY
ABOVE GARAGE/SHOP AS PER ITEMS #45-48 INCLUDED IN PLAN ATTACHMENTS.
4) VERIFY INSTALLATION OF SMOKE/CARBON MONOXIDE ALARMS AT UPSTAIRS ATTIC AS
PER ITEMS #31, 32 AND #33 OF PLAN ATTACHMENTS.
5) IF "OFFICE" 15 TO BE USED FOR SLEEPING PURPOSES -AT SOME FUTURE DATE - EGRESS
WINDOW (ITEM #28) AND SMOKE/CARBON MONOXIDE ALARMS (ITEMS #31, 32, 33)
WILL ALSO BE REQUIRED.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY.
