QUITCLAIM DEED
THIS DEED, made this day of April, 2020, between Daryl Tye Richardson,
Grantor, and Breanna McCallum and Hunter McCallum, as joint tenants, whose legal address
is P.O. Box 181, Glenwood Springs, 81602, of the County of Garfield and State of Colorado,
Grantees;
WITNESSETH, That Grantor, for and in consideration of the sum of Less Than Five
Hundred Dollars, and other good and valuable consideration, the receipt and sufficiency of
which are hereby acknowledged, has remised, released, sold, and QUITCLAIMED, and by these
presents does remise, release, sell, and QUITCLAIM unto Grantees and Grantees' heirs,
successors, and assigns, forever, all the right, title, interest, claim, and demand which Grantor
has in and to the real property, together with improvements, if any, situate, lying, and being in
the County of Garfield and State of Colorado, described as follows:
LOT 2, RICHARDSON MINOR SUBDIVISION according to the final plat
recorded with the Garfield County Clerk and Recorder on April 14, 2020 at
Reception No. 934135
also known by street and number as: TBD County Road 134, Glenwood Springs,
Colorado 81601
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances
and privileges thereunto belonging or in anywise thereunto appertaining, and all the estate, right,
title, interest and claim whatsoever, of Grantor, either in law or equity, to the only proper use,
benefit and behoof of Grantees and Grantees' heirs, successors, and assigns forever.
IN WITNESS WHEREOF, Grantor has caused this deed to be executed on the date set
forth above.
