RE: Rio Blanco Ranch TimberLine II Cabin Building Permit Application To Whom it May Concern: THOM BAG P.O. Box 6003 Bozeman, MT 59771 thombagg.com Attached please find a copy of a building permit application, a completed checklist and project plans for the above referenced project. The project is to construct a replacement (3) three -bedroom cabin in place of an existing (2) two -bedroom cabin on the Rio Blanco Ranch (RBR). The RBR is a large ranch property adjacent to the Flat Tops Wilderness area in the White River National Forest. See sheet G1.0 of the project plans for vicinity maps. The property is located approximately one hours drive east of the town of Meeker, Colorado. The replacement cabin will be built in the same location as the existing building and it is proposed to utilize existing utilities including the existing On -Site Wastewater Treatment System (OWTS). Included on Sheet C1.1 is a site topographical map showing the approximate location of all utilities. Sheet C1.2 is a site map by ENARTECH, Inc. showing the location of all on -site septic systems. The proposed (3) three - bedroom cabin replaces an existing (2) two -bedroom cabin and shares Wastewater System no. 2 with (4) additional cabins, each with 2-bedrooms contained within them. The existing and replacement "TimberLine" cabin sits and will sit within 50' of a property line. We are replacing the old cabin with a new one and will use the exact same location, thus no change is planned for this proximity to the property line. I have not included a proposed grading plan because it shall remain similar to the existing topography. The general topographical slope is towards the lake and water will be detoured around and away from the building on all sides. I hope that the enclosed information is useful to you and that it enables you to complete your review of this application. Please contact me with any questions or comments. Thank you.
