This Building Permit specifically does not include use of the basement as a Secondary or
Accessory Dwelling Unit. If, at some future date, the Owner wishes to convert basement
habitable area into a separate dwelling unit, a building permit will be required for a change
of use and fire separation requirements of the Building Code will apply.
Wet Bar Requirements:
A FULL-SIZE KITCHEN IS NOT ALLOWED AT THE BASEMENT. A WET BAR IS ALLOWED,
BUT COUNTERTOP AREA IS LIMITED TO 25 SQUARE FEET MAX. THE WET BAR MAY
ONLY INCLUDE A SINGLE BAR SINK AND NO STANDARD SIZE KITCHEN APPLIANCES
SUCH AS A STOVE, OVEN, DISHWASHER OR FULL-SIZE REFRIGERATOR.

Basements and every sleeping room shall have at least one exterior emergency
escape and rescue opening complying with requirements of IRC, Section R310.
