However, before we can finalize our review or issue permits there are several items which must first be completed: A. Engineered Foundation —According to the Final Plat, you must submit foundation plans as prepared by a Colorado licensed Professional Engineer, and we have not received these to date. B. There are very specific requirements regarding South Canyon Creek included on the Final Plat including the following items: 1. 35-foot setback from the "Typical & ❑rdinary High Water Mark" — Although there is information included on the survey indicating distance from the centerline of South Canyon Creek to the proposed structure, there is not any indication of where the high water mark along the creek is located. Please have your Surveyor provide this specific information as per the Resource Engineering floodplain assessment dated 12/06/2019 and in compliance with Final Plat requirements. 2. Building Location on Lot 2 — Similarly, the Resource Engineering assessment also references a minimum building elevation of the new structure's "lowest habitable floor" as a minimum of 7-feet above the flow line of the creek. Although some existing grade elevations are provided on the survey with vertical distance above the centerline of the creek, there is no reference for the proposed finished floor elevation of the new residence provided on plans. Please have your Surveyor verify this information and include on the survey. Please submit (2) copies of this additional information to our office so that we can finalize our plan review and issue permits for your project. Thanks for your attention to this matter.
