1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) SEPARATE "GUEST LIVING QUARTERS" (OR ACCESSORY DWELLING UNIT AS DEFINED
IN THE LAND USE & DEVELOPMENT CODE) IS SPECIFICALLY NOT APPROVED WITH THIS
BUILDING PERMIT. THE CURRENT CORYELL RANCH P.U.D. APPROVALS ISSUED THROUGH
GARFIELD COUNTY'S COMMUNITY DEVELOPMENT DEPARTMENT DO NOT ALLOW FOR
ACCESSORY DWELLING UNITS IN THIS SUBDIVISION.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF
OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH MINIMUM
SETBACKS AND/OR BUILDING ENVELOPE REQUIREMENTS.
5) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 3000 P.S.F.
6) ELECTRICAL PERMITTING & INSPECTIONS ARE BY THE COLORADO STATE ELECTRICAL
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAMING INSPECTION.
ELECTRICAL FINAL APPROVAL IS REQUIRED AT FINAL BUILDING INSPECTION AND
CERTIFICATE OF OCCUPANCY.
