Thanks for your call this morning. I have attached the Plat Notes for the Evans Subdivision Exemption No. 2 Plat so that
you can see the specific legal requirements for this property, including Plat Note "K" as highlighted which requires an
Engineered design for a water storage tank. Although this plat note calls for the design/specs of the water tank to be
submitted prior to issuance of the building permit, the Building Dept. is willing to issue your permit now, with the
understanding and condition that you provide this information prior to calling for your frame inspection.
For your convenience, I have copied Orrin Moon with Colorado River Fire District so that you may contact him directly
about the Fire District's requirements for this water storage tank and whether or not it is required for firefighting
purposes. If, as you say, there is now a nearby fire hydrant then maybe this requirement isn't as important as it once
was when the subdivision exemption came through the Planning Dept. If you'd like to follow-up by calling Orrin, his
phone number is (970) 625-1243, ext. 29.
As we discussed, your building permit should be ready for issuance tomorrow and you will be receiving a call from
Lindsay about final balances due & pick-up instructions.

Considering the time of year and the fact that the engineers are all busy, go ahead and issue with the requirement for a
design prior to framing and the tank in place and inspected by the fire dist. prior to final. I doubt the fire district even
knows the requirement is on the plat. Sound good?

we can issue permit until we get an engineered design for a water storage tank on this lot ... would you agree with that
assessment?
It's a rather unique — but also very specific — legal requirement contained right on the final plat, so I don't know that we
have any sort of latitude about whether or not to require this ... or do we?
I've already approved the plans, and have placed them on my side table —just in case you see a way forward without
requiring the Applicant to meet this requirement first. Otherwise, I will email them with the plat note and let them know
that we can't release for permit until we have received the Engineered water storage tank design & specifications.
