1) WORK RELATED TO NEW GARAGE + STUDIO ADDITION SHALL COMPLY WITH THE 2015
INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL ENERGY
CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) RETAINING WALLS GREATER THAN 4 -FOOT HEIGHT SHALL BE ENGINEERED AND SEALED
BY A COLORADO LICENSED DESIGN PROFESSIONAL.
4) BATHING FACILITIES (SHOWER OR TUB) NOT ALLOWED AT STUDIO - UNLESS IT IS
SPECIFICALLY PERMITTED AS AN "ACCESSORY DWELLING UNIT" AS PER GARFIELD
COUNTY'S LAND USE & DEVELOPMENT CODE.
5) ANY PROPOSED ALTERATIONS TO EXISTING SEPTIC SYSTEM - INCLUDING TYING NEW
PLUMBING INTO ON-SITE WASTEWATER TREATMENT SYSTEM - REQUIRES A SEPARATE
PERMIT AS ISSUED BY GARFIELD COUNTY'S PUBLIC HEALTH DEPARTMENT. CONTACT
PUBLIC HEALTH DIRECTLY ABOUT THIS REQUIREMENT AND PROVIDE FINAL APPROVAL
LETTER AT FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
6) VERIFY INSTALLATION OF CARBON MONOXIDE DETECTORS & SMOKE ALARMS AT THE
EXISTING SINGLE-FAMILY RESIDENCE (AS PER ITEMS #32, #33 OF PLAN ATTACHMENTS).
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
