PLAN REVIEW CORRECTION NOTICE

PROJECT DESCRIPTION: Steel Pre -Fab Building — Big R Commercial Park (Lot 4) Rifle, Colorado

We have begun our plan review of the steel pre -fab structure as proposed for construction at Big R
Commercial Park, Lot 4 in Rifle. However, there are several outstanding items which must first be
addressed before we can proceed with detailed review of this project.
This list of outstanding items includes the following:
1. Architectural Plans/Building Code Analysis — Missing items include the following:
a. There is no description as to Occupancy/Use of this building and clarity needs to be
provided as to intended functions, use and activities to be included inside the building
so that it can be properly classified according to the 2015 I.B.C.
b. Occupant Loads & Egress Requirements have not been clearly identified on plans.
c. No interior partitions have been illustrated on plans. However, there is a septic system
provided which indicates that there will be a restroom and/or other plumbing. If so, the
restroom(s) must be shown on plans and need to be provide information for our office
to review. Any other interior partitions (for example, office) must be shown on plans if
they are to be included.
d. A "Loft" or mezzanine is generally indicated, but there is no information provided as to
the floor structure, stairway/landings, guardrails, etc. Please provide us with more
detailed information.
2. Soils Report — A copy of the soils report as referenced on the Foundation Plans must be
submitted to our office.
3. City of Rifle Watershed Permit — As per plat notes contained on the Final Plat for Big R
Commercial Park, you are required to submit a copy of this permit from City of Rifle along with
your building permit application.
4. Rifle Fire Protection District Approval & Sign -Off Letter — There is also a plat note requirement
that you provide the Building Dept. with an approval letter from the Fire District. If you have not
yet contacted them, please reach out to Orrin Moon, Deputy Fire Chief of Colorado River Fire
Protection District to discuss your project and to obtain this approval letter for submission to
our office.
Please submit this follow-up information to our office at your earliest opportunity so that we can finalize
our review of plans and issue a building permit for your project.

Once these items have been collectively addressed, please submit (2) copies each of this follow-up information to our
office so that we can finalize our review of plans and issue a building permit for your project. In the meantime, we will
place this project in our "Pending" file while awaiting your response.

1
