1. THE PROPOSED ONSITE DEVELOPMENT CONSISTS OF SUBDIVIDING THE PROPERTY INTO 3 LOTS. CONSTRUCTION WILL INCLUDE
GRAVEL DRIVEWAY INSTALLATION, PLANNED UTILITY LOCATIONS AND BASIC GRADING, DRAINAGE PLANS AND BEST MANAGEMENT

2. PER TABLE 7-107 OF THE GARFIELD COUNTY LUDC, DRIVEWAYS SHALL BE 12' SINGLE LANE, 3' DITCH (IF NECESSARY), 2/o MIN
CROSS SLOPE, 40' MIN RADIUS, 12% MAX GRADE AND MAY BE NATIVE MATERIAL SURFACE.
3. CULVERTS ARE REQUIRED WHERE DRIVEWAYS CONNECT TO ROADWAYS.
4. DRAINAGE SHALL BE DESIGNED TO AVOID CONCENTRATION OF DRAINAGE FROM ANY LOT TO AN ADJACENT LOT. DRAINAGE
DITCHES SHALL HAVE A MINIMUM SLOPE OF NO LESS THAN 0.75%. ENERGY DISSIPATERS OR RETENTION PONDS SHALL BE

THE SOILS ON THIS PROPERTY ARE WELL -DRAINING LOAMS ON 1-12% SLOPES. BASED ON THE SOIL TYPES
NOTED ON C1.0 AND THE WELL REPORT AT THE EXISTING RESIDENCE, AS WELL AS OUR KNOWLEDGE OF THE SOILS IN THE AREA, THIS
