Re; Reserve at Elk Meadows, Response to Technical Completeness Letter
Dear Fred.
Attached herewith are two copies of the Reserve at Elk Meadows PUD and Comprehensive Plan
Amendment application that has been revised in response to your letter of June 23, 2006 which identified
certain technical deficiencies. Attached with this letter is also a letter from Sopris Engineering which
summarizes the actions taken to correct a number of the deficiencies that were of an engineering or
graphic nature. Below 1 comment on the remaining deficiencies.
B 1) The application text has been modified to minimize general references to a "mountain park". In
Section 4.08.05 (7) where the regulations suggest offering any "additional information", I have added a
discussion of the "mountain park".
B 2 A few words have been added to this section to strengthening the statement about construction
responsibility and long term ownership and maintenance.
B 3 A description has been added to this section to clarify how the included title policies provide proof of
ownership.
B 7 The Comprehensive Plan section of the application has been expanded to include specific responses to
most Goals, Objectives, Policies and Programs where applicable.
I would also note that the application has been modified to reflect the approval by the City of Glenwood
Springs of a pre -annexation agreement with the Applicant that provide for wastewater treatment services
and funding by the developer of traffic impact mitigation within the City.
