1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 1,200 P.S.F.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF
OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH MINIMUM
SETBACKS AND/OR BUILDING ENVELOPE REQUIREMENTS.
5) ADJACENT DWELLING UNITS LOCATED WITHIN THE SAME STRUCTURE MUST COMPLY
WITH ONE -HOUR FIRE SEPARATION REQUIREMENTS AS PER I.R.C., SECTIONS R302.3 -
R302.4. FOR "TWO-FAMILY DWELLINGS". REFER TO PLAN ATTACHMENTS FOR GARFIELD
COUNTY'S POLICY & INFORMATION SHEET FOR FIRE SEPARATION REQUIREMENTS AND
FIRE -RESISTIVE CONSTRUCTION ASSEMBLIES AT TWO-FAMILY DWELLINGS.
6) AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED SURVEYOR,
IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT AS -BUILT ROOFS COMPLY WITH
GARFIELD COUNTY'S 25-FOOT BUILDING HEIGHT LIMIT AS DEFINED IN THE LAND USE &
DEVELOPMENT CODE.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
