Wood -Frame Structure for Residential Garage/Storage Use

1) ALL WORK SHALL COMPLY WITH 2015 I.B.C., I.R.C., I.F.C., AND 2009 I.E.C.C., IN ADDITION TO
MANUFACTURER'S INSTALLATION REQUIREMENTS. STRUCTURE SHALL ALSO COMPLY WITH
GARFIELD COUNTY'S "RURAL" ZONE DISTRICT REQUIREMENTS.
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED "GARFIELD
COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON PLANS REFER TO SPECIFIC
ITEMS ON THIS LIST.
3) THIS BUILDING IS APPROVED AS A RESIDENTIAL ACCESSORY STRUCTURE FOR PRIVATE USE ONLY,
AND IT IS CLASSIFIED UNDER THE I.B.C. AS CONSTRUCTION TYPE V-B (NON -RATED) AND OCCUPANCY
GROUP "U" (UTILITY). ANY SUBSEQUENT CHANGE IN USE OR OCCUPANCY- FOR EXAMPLE,
COMMERCIAL USE - MAY REQUIRE A LAND USE CHANGE PERMIT AND/OR BUILDING PERMIT.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED
AT FOUNDATION INSPECTION TO VERIFY THAT THIS STRUCTURE - INCLUDING ROOF OVERHANGS
AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH 25-FOOT MINIMUM FRONT YARD SETBACK
REQUIREMENTS.
5) IF BUILDING IS HEATED - EITHER AT PRESENT OR IN THE FUTURE - REFER TO ATTACHED ITEMS #59,
62, 63, 64, 65 & 71. IN ADDITION, BUILDING SHALL COMPLY WITH 2009 I.E.C.C., TABLE 402.2.5 FOR
INSULATION AT THERMAL ENVELOPE - INCLUDING RIGID INSULATION AT CONCRETE SLAB EDGE
AND FOUNDATION PERIMETER AS PER I.E.C.C., SECTION 402.2.8.
6) A MINIMUM OF ONE WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE x 80" HEIGHT) IS
REQUIRED FOR EGRESS.
7) ELECTRICAL PERMITTING & INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL
ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL SIGN -OFF IS
REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
