HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-01-21-6643 BH Holdings, LLC 231 Blue Heron Vista — Glenwood Springs, Colorado Ironbridge PUD, Phase II — Lot 276 1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC). 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS. REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE ATTACHED "RESIDENTIAL PLAN REVIEW LIST". 3) PRIOR TO INSTALLATION OF CONCRETE FOUNDATION GEOTECHNICAL ENGINEER TO PERFORM OPEN -HOLE SOILS REPORT TO VERIFY MINIMUM SOILS BEARING PRESSURE OF 1,500 P.S.F. AND PLACEMENT OF 10-FEET OF COMPACTED STRUCTURAL FILL BELOW FOUNDATION AS PER SOILS REPORT. CONTRACTOR SHALL PROVIDE COPY OF GEOTECH ENGINEER'S WET -SEALED REPORT FOR INSPECTOR REVIEW AT TIME OF UNDERGROUND PLUMBING INSPECTION. 4) EXTERIOR WALLS, OPENINGS, AND PROJECTIONS WITHIN 5 FEET OF PROPERTY LINE SHALL COMPLY WITH 2015 I.R.C., TABLE R302.1 FOR FIRE -RATED CONSTRUCTION. 5) A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED SURVEYOR IS REQUIRED AT FRAME INSPECTION TO VERIFY STRUCTURE (INCLUDING ROOF OVERHANGS) WILL BE IN COMPLIANCE WITH BUILDING SETBACK REQUIREMENTS - INCLUDING EASEMENTS AS SHOWN ON THE FINAL PLAT -AND I.R.C. REQUIREMENTS AS DESCRIBED IN ITEM #4 ABOVE. 6) STRUCTURAL ENGINEER SHALL BE RESPONSIBLE FOR REVIEW AND INSPECTION OF CONCRETE MAT FOUNDATION, INCLUDING PLACEMENT OF STEEL REINFORCEMENT BARS & ANCHOR BOLTS. PROVIDE ENGINEER'S SEALED APPROVAL REPORT AT FRAME INSPECTION. 7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
