1) ALL WORK MUST COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
2) IF STRUCTURE IS INTENDED TO BE HEATED, EITHER AT PRESENT OR IN THE FUTURE,
BUILDING SHALL CONFORM TO 2009 INTERNATIONAL ENERGY CODE (I.E.C.C.) REQUIRE-
MENTS, INCLUDING INSTALLATION OF INSULATION BELOW CONCRETE SLAB AND AT
FOUNDATION (PER I.E.C.C., SECTION 402.2.8)
3) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
4) PROPOSED BUILDING I5 APPROVED AS ACCESSORY STRUCTURE TO RESIDENTIAL USE.
ANY FUTURE CHANGE IN USE AND/OR OCCUPANCY MAY REQUIRE A LAND -USE CHANGE
PERMIT AND/OR BUILDING PERMIT.
5) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 3000 P.S.F.
6) A WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE X 80" HT.) FOR EGRESS IS
REQUIRED.
7) ALL HIGH-STRENGTH BOLTING AND/OR FIELD WELDING REQUIRES SPECIAL INSPECTOR.
APPROVAL REPORT REQUIRED AT FINAL INSPECTION.
8) GARFIELD COUNTY'S BUILDING DEPT. REQUIRES INSPECTIONS OF THE FOUNDATION,
FRAMING AND FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
9) PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY PROVIDE FINAL
APPROVAL/SIGN-OFF FROM GARFIELD COUNTY'S PUBLIC HEALTH DEPT. FOR ON-SITE
WASTEWATER TREATMENT SYSTEM.
10) PRIOR TO ISSUANCE OF CERTIFICATE OF OCCUPANCY OWNER SHALL DEMONSTRATE
COMPLIANCE WITH INSTALLATION OF A REQUIRED 1000 GALLON WATER STORAGE
TANK (AS PER THE FINAL PLAT).
11) ELECTRICAL PERMITTING & INSPECTIONS BY STATE OF COLORADO ELECTRICAL BOARD.
PROVIDE EVIDENCE OF ELECTRICAL FINAL APPROVALS PRIOR TO FINAL BUILDING
INSPECTION & CERTIFICATE OF OCCUPANCY.
