I have started the building plan check review for the Nixon residence at 751 Van Dorn Drive.
Request clarification on architectural sheets A2.0A and A2.2:
1. A2.0A. As kitchen / dining space is labeled, will any new work occur in those room space(s)? If yes, how so?
The owner wanted to flip around the kitchen - but no change to any bearing walls. Interior remodel
replacement of plumbing (plumbing will move a bit) / gas cooktop range (Range remains where it is
currently) / or electrical work? I assume we will need to re -align a few of the cans, but was not sure
until we figure out what extent of demo is. Window / door replacements only? Yes, windows and door
replacement in this area.
2. A2.2. Master Suite upper level plans. Was the master suite bathroom space fitted with full bathroom fixtures
before? Yes, full bathroom - it is existing. I presume this is a remodel of an existing master suite bathroom,
right? Yes, correct. Not a conversion of a former master closet to finished upper level bathroom? No, just a
bathroom remodel. All plumbing fixtures will remain located where they currently are - but we will
replace fixtures (I think). Only major change is addition of shed roof.
3. A2.2 upper level plan. Please reference unlabeled area with new windows adjacent to the existing stairs. Is this
an existing OPEN TO BELOW area (with DINING below)? Yes, but no windows currently as the side / entry
gable 'hit' the main roof gable, and there was no real wall space for new windows. When we changed
the side gables to a shed, it allowed me to add a couple windows on either side of entry gable.. Or an
existing finished bedroom with no alterations proposed to said bedroom save for "new windows"? OR
conversion from non -habitable attic to finished habitable bedroom or office?
