1. ALL WORK SHALL COMPLY WITH 2015 I.R.C., I.B.C., I.F.G.C., I.F.C., 2009 I.E.C.C., AND
MANUFACTURER'S INSTALLATION REQUIREMENTS.
2. IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON PLANS
REFER TO SPECIFIC ITEMS ON THIS LIST.
3. BUILDING IS APPROVED AS AN ACCESSORY DWELLING UNIT + GARAGE/BARN. MAXIMUM SIZE
OF THE ACCESSORY DWELLING UNIT IS 1,000 SQUARE FEET (GROSS FLOOR AREA). ANY FUTURE
CHANGE IN USE OR OCCUPANCY MUST COMPLY WITH GARFIELD COUNTY'S LAND USE &
DEVELOPMENT CODE.
4. AN OPEN -HOLE SOILS REPORT AS PREPARED BY A COLORADO LICENSED PROFESSIONAL
ENGINEER IS REQUIRED AT FOOTING INSPECTION TO VERIFY 2,000 P.S.F. MINIMUM SOILS
BEARING CAPACITY. PROVIDE COPY OF REPORT FOR BUILDING INSPECTOR REVIEW AT
FOUNDATION INSPECTION.

REQUIREMENTS AS ADMINISTERED BY GARFIELD COUNTY'S PUBLIC HEALTH DEPARTMENT.
PROVIDE VERIFICATION OF PUBLIC HEALTH DEPARTMENT'S FINAL REVIEW & APPROVAL PRIOR
TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
7. PROVIDE REQUIRED FIRE SEPARATION BETWEEN RESIDENCE AND GARAGE/BARN AS PER ITEMS
#45, 46, 47 AND 48 OF PLAN ATTACHMENTS.
8. A MINIMUM OF ONE WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE X 80" HT.)
IS REQUIRED FOR EGRESS FROM WITHIN THE GARAGE/BARN.
9. INSULATION AT THERMAL ENVELOPE AS PER 2009 I.E.C.C., TABLE 402.2.5 AND PAGE ONE OF
PLAN ATTACHMENTS. SHALLOW FROST -PROTECTED SLAB FOUNDATION SHALL COMPLY WITH
I.R.C., SECTION R403.3 INCLUDING FIGURE R403.3(1) AND TABLE R403.3(1).
10. ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL
APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
