the Owner, must be provided with this Appl¡cation.
Leaal AccËss. A Building Permit cannot be issued w¡thout proof of legal and adequate access to the property for
purposes of inspections by the Building Division,

I hereby certify that I have read this Application and that the information contained above is true and correct. I
understand that the Building Division accepts the Application, along with the plans and specífications and other
data submitted by me or on my behalf (submlttals), based upon my certification as to accuracy. Assuming
completeness of the submittals and approval of this Application, a Building Permit will be issued granting
permission to me, as Owner, to construct the structure(s) and facilities detailed on the submittals reviewed by
the Building Division. ln consideration of the issuance of the Building Permit, I agree thãt I and my agents will
comply with provisions of any federal, state or local law regulating the work and the Garfield County Building
Code, OWTS regulations and applicable land use regulations (County Regulation(s)). I acknowledge that the
Building Permit may be suspended or revoked, upon notíce from the County, if the location, construction or use

other applicable law.

Q: ls a two-family dwelling with a property line separating the dwelling units required to comply with the separalion
provisions in Section R32'l .1?
A: ¡lo. The code does not address a property line within an attached two-family dwelling. A dwelling is a building that
contains one or two dwe¡ing units. A building line, or property line, is a line established by law, beyond which a building
shall not extend. An attachãd Mo-family dwelling with a property line betwêên the two dwelling units is considered two
separate buildings, located on two separate lots. Two individual dwellings must comply with the fire separation distance
required in Section R302.1.

R301.8 Nominal sizes. For the pu¡poses of this code, dimen-
sions of lumber specified shall be deemed to tre nominal
dimensions unless specifically designated as actual dimen-
sions.
SECTION R302
FIRE.RESISTANT CONSTRUCTION
R302.1 Exterior wall¡. Construction, projections' ôpcnlngs
and penetrations of. exrerloî walls of dwellÍ4s and accessory
buitåings shall comply witb Table R302.1(l); or dwellìngs
equipped throughout with an øutonøtic sprinkler system
initalie¿ in accordance with Section P2904 shall comply
with Table R302.1(2).
Exceptions:
1. Walls, projections, opcnings or penotrations in walls
perpendicular to the line used to determine the fire
seqarhtion distance.
2. Walls of dwettings arið accessory structures located
on the same rot.
3. Detached tool sheds and storage sheds, playhouses
and similar structures exempted from permits are
not required to provide wall protection based on
location on the lol. Projections beyond the exterior
wall shall not extend over the lot line.
4. Detached garages accessory to a dwelling located
within 2 feet (610 mm) of a lot line are permitted to
have roof eave projections not exceeding 4 inches
(102 mm).
5. Foundation vents installed in compliance with this
code are permitted.
Ri302.2 Townhouses. Common walls separating townhouses
shall be assigned a fire-resistance rating in accordance with
Section R302.2,Item 1 or 2. The common wall shared by two
townhouses shall be constructed without plumbing or
mechanical equipment, ducts or vents in the cavity of the
common wall. The wall shall be rated for fire exposure from
both sides and shall extend to and be tight against exterior
walls and the underside of the roof sheathing. Electrical
installations shall'be in accordance with Chapters 34 through
43. Penetrations of the membrane of common walls for elec-
trical outlet boxes shall be in accordance with Section
R302.4.
1. Where a fre sprinkler system in accordance with
Section P2904 is provided, the common wall shall
be not less than a l-hour fire-resistance-rated wall
asscmbly tested in accordance with ASTM E I 19 or
vL263.
2, Where a fire sprinkler system in accordance with
Section P2904 is not provided, the common wall
shall he not less than a 2-hour fire-rçsistance-rated
wall assembly tested in accordance with ASTM E
119 orUL263.

R302.2.1 Continulty. The fire-resistânce-rated wall or
assembly separating townhouses shall be continuous from
the foundation to the underside of the roof sheathing, deck
or slab. The ñre-resistance rating shall extend the full length
of the wall or assembly, including wall extensions thLrough
and separating attached enclosed accessory structures'
R.302,2.2 Parapets for ûownhouses. Parapets constructed
in accordance with Section R3A2.2.3 shall be constn¡cted
for townhouseJ as an extension of exterior walls or com-
mon walls in accordance with the following:
1. Where roof surfaces adjacent to the wall or walls are
at the same elevation, the parapet shall extend not less
than 30 inches (762 mm) above the roof surfaces.
2. Where roof surfaces adjacent to the wall or walls are
at different elevations and the higher roof is not
moro than 30 inches (762 mm) above the lower roof,
the parapet shall extend not less than 30 inches (762
mm) above the lower roof surface.
Exception: A parapet is not required in the preced-
ing fwo cases where the roof covering complies
with a minimum Class C rating as tested in accor-
dance with ASTM E 108 or UL 790 and the roof
decking or sheathing is of noncombustible materi-
als or øpprov¿d fire-retardant-teated wood for a
distance of 4 feet (1219 mm) on each side of the
wall or walls, or one layor of s/r-inch (15.9 mm)
