The owners of the above referenced property have received a Certificate of Architectural Approval to
commence a "Change in the Existing State of Property" from the Ranch at Coulter Creek Architectural Review
Committee as provided in the declarations and covenants applicable to the property. The effective date of
such Certificate of Architectural Approval is 4120,IOZL
Notice is hereby given that, as provided in the Ranch at Coulter Creek Design Requirements and Guidelines,
failure to obtain both a Certificate of Compliance and a Certificate of Occupancy within 18 months of the
effective date of the approval or failure to complete the proposed Change strictly in accordance with the
plans and specifications approved by the Committee may result in revocation of the approval of the change
and the owners may be required to remove all improvements and restore the property as nearly as possible
to ¡ts state existing prior to any work in connection with the change.
All persons with an ¡nterest ín the property are cautioned to review the remedies available under the
Ranch at Coulter Creek Design Requirements and Guidelines, and applicable declarations and covenants of
record, in the event of any violation of the provisions, covenants, conditions and restrict¡ons contained
therein,
lf the change in the existing state of Property is completed in compliance with the provisions, covenants,
conditions and restrictions contained in the Ranch at cÕulter creek Design Requirements and Guidelines and
applicable declarations and covenants, a Certificate of Compliance shall be issued by Ranch at Coulter Creek
Architectural Review Committee.
