Final Framing Observation
255 Maroon Driue, Glenwood Sprinp - Garfield County, Colorado

Dear Mr. and Mrs. Moore
We have observed the condition of the installed framing at 255 Maroon Drive, Glenwood Springs, Colorado, in
accordance with our Structurat Engineering Services Agreement dated April L0, 2020. Our observation was
made on February L5,2O2L;we were accompanied by Hector Arias during our visit. Our review was based upon
the Revision 1 construction drawings sealed by our office on September 8,2020, as well as all Structural Plan
Addendum (SPA) and Structural Detail Addendum (SDA) sheets issued thereafter. The timber entry truss was
completed, and the deck in the rear of the building had been revised to a concrete patio slab on grade since our
previous visit, so a framing observation is not expected for that area.
Many of the work items to be performed as outlined in our observation report dated December 18, 2020, had
been completed with exceptions noted below. The stone facades at the bases of the front entry truss posts
were installed; thus, the post bases were not exposed to view and could not be observed. Mr. Arias testified
that the post bases had been installed per sheet SDA-08. lt is our professional opinion that the observed
structure was in general conformance with the structural construction documents with the following exceptions.
L. A35 clips missing (Photo 1) - 435 clips at the lower roof bearing (Master Bedroom roof) as shown in
detail 5/56.003 (reference SDA-0L) were not yet installed.
2. Roof sheathing not attached (Photo 2) - During our previous framing observation, the roof sheathing for
the Living Room roof where the roof rafters bear on grid E between grids 1 and 4 on sheet 52.003 was
not attached to the blocking as shown in detail 5/56.003 (reference our framing observation report
dated December 18, 2020). This is an important connection as it provides the load path for lateral loads
from the Living Room roof to the SW4 to the north on the same sheet. Additional blocking was installed
as specified in our previous report, but the nailing of the sheathing to the blocking as shown in Photo 2
still needs to be installed to complete the load path.
3. Shear wall sheathing not installed - The plywood SW4 sheathing had not yet been installed on the inside
face of the shear wall shown on sheet 52.003 along grid E between grids 4 and 6. The plywood on the
outside face of the shear wall was installed; this shear wall requires sheathing on both faces.
