Thank you for having Russell Burton and Marty Beauchamp on hand to answer questions. Receipt of the $20,000 builder's completion deposit, $4,000 SAF and $5,000 CRAF is hereby acknowledged. As stated in the preliminary approval letter, the DRC fee of $7,500 was paid at the preliminary meeting. Please be aware that this basic fee covers preliminary application processing, neighbor notification, preliminary review, final application processing, final review, the pre- construction meeting, dry-in inspection, grading inspection, final inspection, project oversight, and project closeout. This basic fee does not cover time to review incomplete submittals, design elements not in compliance with the Design Guidelines, change order requests, any violation of the Construction Rules and Regulations, and re-inspections and/or meeting time due to non-compliance with the final DRC approved plans set. Any DRC time spent outside the basic fee scope of work shall be charged at the following rates: DRC Meeting time - $62511ff. DRC Administrator - $125lhr. DRC Architect - $250/hr. DRC Landscape Architect - $250/hr The DRC approved the final set of plans with the following conditions and/or recommendations of approval: 1. Weathervane - Approved. 2. Site Materials Mock-up - Final approval of materials and colors will not be given until the site mock-up is reviewed and approved by the DRC. 3. Gravel Sample - Please provide a physical sample for DRC review with site materials mock- up. 0080 Batct Eagle Ilay Carbondale, CO 81623 Tel: (970) 963-3362 I Em ei I : dpr ince@asp englenhoa. com ¡^ The DRC requires a building height verification survey to be completed prior to the rough framing inspection (dry-in) inspection and performed by a Colorado professional land surveyor ãnd shall - include a statement by the surveyor stating whether the building is/is not in compliance with Garfield County building height rules. The owner or owner's representative shall submit a completed height verihcation survey to the Aspen Glen DRC. The standard form that shall be used is aftãched. A pre-construction meeting on site is required before construction may commence. In addition, two additional site inspections are required during construction of the residence. Please contact the DRC Administrator at (970) 366-2861upon completion of the dry-in phase of construction and for a final site inspection by the DRC. A Letter of Satisfactory Comoletion or Conditional Letter of Satisfactorv Completion MUST be issued bv the DRC before applyine for a Certificate of Occuoancv from Garfield Count)'. Details of these procedures are contained in the Design Review application packet. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is completed, and growth is assured. Finally, the HOA has adopted a schedule of Violations & Fines. A copy of the schedule is attached to this letter and will be provided at the pre-construction meeting. Please familiarize yourself and your contractor with this document, then sign, date, and email to the DRC Administrator. An Improvement and Indemnification Agreement is also attached for your review and signature. The pre-conitruction meeting will not be held until the signed documents are received. Please keep in mind that a copy of your approved plans will be kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by, and receive approval from the Design Review Committee prior to making any changes.
