Colleen,
This letter serves as responses to your Correction Letter for the aforementioned project.
General Conditions 1 & 2: David Rippy has or will provide proof of these.
Structural Corrections: 3-My seal and signature is on sheets 5L.0 and S2.0 per the l.B.C.
Arch itectu ral Review Comments:
4. Additionalfire resistance details have been inserted on SheetA5.1., and symbols
added to the floor plans, Sheets A3.L and 43.1a.
5. A note has been added to the Construction Notes on Sheet A5.1 addressing any
membrane partitions that may occur.
6. There will not be any penetrations between units that would require fire dampers.
Each unit will have it's own isolated mechanical system.
7. There are no common stairs for the 3 units. They all have theÍr own separate entry
and approaches.
8. The only existing stair that will be demolished goes from the existing garage to the
existing unfinished basement. The location of thís stair has been indicated on the lower
levelfloor plan for Unit 2. The removal of this stair does not have any affect on the
upper levelfloor plan for Unit L, nor is it currently accessed from within Unit 1.
9. Notations have been added to the floor plans and elevations, delineating all the
entries to each unit, including the rear entries.
L0. Notations have been added, indicatíng the Units and the corresponding garages.
You are correct, Unit 2 does not have garage access.
LL. Unit 1 is existing and will remain as is. There are no modifications planned for this
unit and therefore didn't see the need to provide as-built drawings where nothing new
is taking place.
1"2. Unit 2 has been added to scale on the drawings and noted as such, Sheet A3.L.
L3. Yes, this is correct that all mechanical for Unit 3 wíll be within the Unit 3 Mechanical
room.
L4. The Unit 3 attic access is strictly for the purpose of access and not for storage or
habitable space, per the l.R.C. The area is also separated per details on Sheet 45.1.
L5. Yes, and a note has been added to the site plan. The actual meter locations will be
better dictated by the City for water and electric.
16. There is not a code stipulation that requires this building to be fire sprinkled, and the
fire marshal met with the owner/builder on site to review the current and proposed
conditions and concurred. See attached letterfrom the fire department.
