SOLUTION - Enlure slopg remains at L0 percent
Width of drivewav - Some locations on drivewty may be too narrow. Specifically, the
existing road'crosses the creek bed at the culvert plpe at an angle that would not be
practical for fireap¡iaratus. Vegetation in this area may crowd the planned driveway.
This requirement ¡s defined in the 2015 lnternational Flre Code (lFC) Chapter 5 - FIRE
SERVICE FEATURES, paragraph 503.2.1: '

SOLUTION - The width of the driveway over the culvert pipe has been increased to meet
this standard. Vegetation shall be malntained to comply with the standard,

NorE: I would like to ensure that the access drlveway stays open in years to come -
unblocked byvegetatlon overgrowth, vehlcles, etc. I have no doubtthatthe current
owner(s) will make sure that happens, but is there any way that the driveway could be
designated -- perhaps in plat notes - that it needs to be maintained as fire department
access for future generatlons?
4' Grade dead-ends. turn-aroqnds and gates - The proposed driveway length drives the
need for a fire apparatus turn-around. This requirement is defined ln the lFC, Appendix
D (Attached). Essentially this calls for turn-around capability at the end of the driveway,
which will exceed 150 feet in length. The turn-around can be in the form of a
hammerhead, cul-de-sac style loop, etc. Appendix D also prescribes Fire Lane signage,
but as this property subdlvision will result in only two single'famlly residences, Fire Lane
signage will not be required.
SOLUTION: The proposed hammerhead-style turn-around will meet this requirement.
Ensure roadbed stability to accommodate the weight of fire apparatus (80,0001bs).
