The grading would be at the owner's risk pending a final review based on the amended site plan with the building permit application addressing the plat notes and floodplain issues. We are setting the f¡nished floor elevation 5 feet above existing grade to account for flood plain, etc. ln regards to the Robertson Ditch there is a water way below the ditch that flows excess water to the Roaring Fork River. You can see it in the Google Earth imagery at the toe of the slope' There is a small existing pond that collects water and sends it north and then east to RF River. lf that does not catch and convey all of the water in the even of an Ditch Failure, the FF of the house is 5 feet above existing grade so the grading around the house will divert flow around the house. No risk to house. 2. The elevation of the groundwater is lower than the bottom of the foundation footers 3. The proposed driveway is shown on the drawings but it will be either at grade or approximately 6-¡nches higher than existing grade. The Driveway will not interfere with the flood plain. 4. Yes, the utilities are being moved towards the river so they will not be in conflict with the foundation. Do you need a formal response or revisions to the Grading and Erosion Control plans? We have survey scheduled for this Friday and are ready to go as soon as permit is issued Thanks! See attached Plat Note 10 (c). I believe the utilities are also being moved so they are not under the proposed structure. Glenn also has some concerns with the final driveway design and verification it will not be an issue within the floodplain. The owner has applied for a grading permit and we want to be sure these items have been addressed prior to issuing the grading permit. Could you provide additional information to the Grading and Erosion Control Plan submitted to address these issues. Thanks, Andy 2
