Based on our observations and reviews of the building last summer, we have the followin g recommendations: 1. The existing walkway decking, waterproofing, and any underlayment should be removed down to the bare concrete. 2. Observation and assessment of the structural condition of the concrete plank floor structure should be conducted in all replacement areas. The floor should be assessed for structural damage from water infiltration and degradation of the concrete and the internal reinforcing. Any significant areas of damage discovered will require formulation of repair plans and specifications at that time. 3. New waterproofing and decking should be installed. We recommend that tapered rigid insulation be used to provide positive drainage to the rooftop drain system. A minimum of 1/8 inch per foot is generally recommended by roofing manufacturers of low slope membrane roofs, but this should be confirmed with the roofing supplier. Polyisocyanurate or other closed cell foam insulation is typically used for tapered rigid insulation applications. A cover board over the tapered rigid insulation is required for durability of the roofing and to provide a stable surface for foot trafiic. Glass mat faced gypsum boards such as Dens-deck or a perlite based cover board are typically used and are recommended in this situation. All work to be performed by Mullenax may be delayed due to strikes, materials supply issues, accidents, inclement weather, acts of God, or other matters beyond Mullenax's control.
