Message for Owner, Chris White and Alliance Engineering:
On behalf of Garfield County, I have started the building and zoníng compliance review for the new
detached garage/ steel shop and have a few questíons:
1. ls the proposed building intended for use as a private garage / shop by the
owners? And, nof for a place of employment or commercial business operation? With the
Rural zone dístrict, I assume the detached garage is accessory to the adjacent private residential
use, but ask to confirm with the property owners for the file record. (yeS )
2. The proposed foundation plan appears to show a shallow foundation / slab design?
2.a Will this be a heated conditíoned buildine? lf so, how will the structure be heated? lnfloor
radiant heat tubing? Ceiling mounted unit heaters? Other?
(Looking for an 18"-24" mono w¡th foam board if
needed.)
2.b Will there be insulation installed to protect the shallow foundation slab from frost heave?
(if needed)
2.c. What ís the approximate elevation of the building sitel (51600)
2.d. Will insulation be installed in the exterior walls and/or ceiling system? lf so, provide a
detail,
3. Will the detached garage / shop have any plumbing, mechanícal or electrical installed? (NO) ft
so, provide a description as this will help us "redline" any comments for elevated protection
from spark hazards, vehicle barrier protection and/or other required life safety clearances.
3. lf the building is to unheated and unconditioned cold storage - and the Engineer of Record
specifíes the structure is to be below frost per note (see Sheet 3 of 3) - the foundation frost
depth must match the site elevation (36 inch minimum). lf however, the owners intends it to
be unheated unconditioned building and theír Engíneer of Record specifies the structure is NOt
required to be below frost, then we shall ask the Engineer of Record to amend notes on
structural plan (sheet 3 of 3) allowing for an unprotected shallow foundation design. (NOn
Heated)
Questions being brought forth now, to avoid delays and / or changes during actual constructíon.
