Dear Mr. Martin & Mrs. Jandrail,
The Design Review Committee of Coryell Ranch is pleased to approve the plans as submitted
via email February 25th 2021. We all thank you for your careful consideration and planning of
this home.
A check for the road impact fee will need to be received in the amount of 82,232.60. This is
based on the total size of the home being 3,721 sq!ftusing the formula as described in section
2.11 of the DRC guidelines. Before groundbreaking coÍrmences we will also need a check of
$20,000 for the completion deposit that will be held in a specific escrow account. This deposit
will be held until such time as the DRC confirms that construction, landscape and irrigation
systems of the home have been completed as per the approved plans as per sec 6.1.
The DRC has also granted a wood burning fireplace variance for the model submitted and

Please have your General Contractor meet with us prior to mobilization to discuss access and any
site staging specifics. Also, please consult with us on irrigation design, particularly on the
irrigation pump style, location & specifics. We have ideas and advice on what works best.
Section 5.44 of the guidelines state that since your lot borders a pond that irrigation pumps
utilize this as the source of your raw water usage.
