Subject:Steel Golumns and Hanging Floor Joists
Zeller Residence
Lot lS-14, Aspen Glen
Garbondale, Colorado
Project No.: DN51064.000-L1
As requested, we reviewed the structural plans for the referenced residence (Project
No. DN51064.000, dated May 27 ,2021, revised August 3, 2021) to provide an opinion about
using non-adjustable steel columns and hanging the floor joists on the foundation wall.
Adjustable steel columns are recommended to support the beams in the crawlspace.
It is our opinion that non-adjustable columns are an acceptable alternative due to the non-
expansive nature of the on-site soils according to the soil report.
Around the perimeter of the house, it is our understanding that the contractor would
like to hang the joists on the foundation wall. lt is our opinion that this is acceptable. We
recommend using a Simpson lT52.06/11.88 hanger or equal for single joists and a Simpson
M1T4.28111.88 or equal for double joists. A full width foundation sill plate should be used to
support the hanger. Beam pockets should be provided for any steel beams for LVULSL
beams at the perimeter foundation wall.
At locations in which the floor joists are skewed to the perimeter foundation wall, a
2x4 crlb wall may be built on the inside of the foundation to support the joists. The crib wall
will bear on the perimeter footing.
