THE NEW CLUBHOUSE IS REPLACING THE OLD CLUBHOUSE, WHICH WAS DEMOLISHED AND REMOVED. THERE IS AN EXISTING SEPTIC TANK AND LEACH FIELD THAT WILL BE UTILIZED AS PART OF THE NEW SYSTEM PROPOSED HERE. NEW LEACH FIELDS WILL BE ADDED TO THE SYSTEM AND THE SEPTIC TANK UP-SIZED TO ACCOMMODATE THE DESIGN FLOWS BASED ON THE CURRENT GARFIELD COUNTY OWTS REGULATIONS. HIGH ASPEN RANCH IS COMPRISED OF 29 BUILD -ABLE LOTS. THE CLUBHOUSE WILL INCLUDE A RESTAURANT FACILITY TO BE USED BY MEMBERS OF HIGH ASPEN RANCH. IT IS NOT EXPECTED TO BE OPEN EVERY DAY OR SERVING THE PUBLIC. SEE SHEET CO.0 FOR LOCATION AND VICINITY MAPS AND SHEET C4.1 FOR THE LAYOUT OF SYSTEM. THIS SYSTEMS HAS BEEN DESIGNED TO THE GARFIELD OWTS REGULATION IN EFFECT AT THE TIME OF THIS DESIGN. TWO PROFILE HOLES HAVE BEEN DUG TO A DEPTH OF APPROXIMATELY 8 TO 9 FEET. BOTH HOLES EXHIBITED SIMILAR SOIL PROFILES AS SHOWN IN THE PROFILE GRAPHICS ON THIS SHEET. NO LIMITING LAYERS WERE OBSERVED IN EITHER HOLE AND NO INDICATION OF HIGH GROUNDWATER WAS EVIDENT. BASED ON THE OUR EVALUATION OF THE SOILS AT THE LEVEL OF THE PROPOSED LEACH FIELDS THEY ARE CLASSIFIED AS TYPE 3 AND AN LTAR OF 0.35. DESIGN ASSUMPTIONS THE CLUBHOUSE WILL AT HIGH ASPEN RANCH IS FOR THE USE OF THE LANDOWNERS IN THE HIGH ASPEN RANCH SUBDIVISION WHO ARE MEMBERS OF THE HOME OWNERS ASSOCIATION (HOA). THERE ARE 29 BUILD -ABLE RESIDENTIAL LOTS IN THE SUBDIVISION. DESIGN SEWAGE FLOWS FOR THE CLUBHOUSE ARE BASED ON A COUNTRY CLUB TYPE OF USAGE WITH SOME NOTABLE DEVIATIONS. THE CLUBHOUSE IS NOT OPEN TO THE PUBLIC, THEREFORE REGUALR HEAVY USAGE IS NOT ANTICIPATED. USE WILL ALSO VARY BASED ON THE SEASON. THE POOL WILL NOT BE USED IN THE WINTER. THE FLOW USED FOR THIS DESIGN IS 30 GPD PER HOA MEMBER (TABLE 6-2). WE ARE ASSUMING TWO MEMBERS PER HOUSEHOLD FOR A TOTAL OF 58 MEMBERS. THE JUSTIFICATIONS FOR THE USING TWO MEMBERS AND A FLOW OF 30 GPD IS THAT THE KITCHEN IS RESIDENTIAL STYLE AND THE HIGH-END NATURE OF THE DEVELOPMENT WILL ILKELY RESULT IN ONE OR TWO RESIDENTS PER PROPERTY. ALSO, THERE WILL BE NO EMPLOYEES. BY USING 2 MEMBERS PER RESIDENCE THE FLOW GENERATED PER DAY IS EXPECTED TO BE 1,740 GPD (SEE CALCULATIONS ON THIS SHEET). A WATER METER SHALL BE INSTALLED WHERE THE WATER SUPPLY ENTERS THE BUILDING AND AFTER ANY PIPING TO IRRIGATIN OR OUTDOOR WATER USES. THE METER SHALL BE MONITORED AND DATA RECORDED FOR MONTHLY AND ANNUAL WATER USAGE IN ORDER TO VERIFY THE ASSUMPTIONS ABOVE. IN THE CASE OF HIGH WATER USAGE THE LEACH FIELDS MAY BE EXPANDED TO ACCOMODATE THE HIGHER USE. A DIGITAL, REMOTELY MONITORED METER WITH DATA STORAGE SHALL BE INSTALLED, AND THE ENGINEER SHALL CHECK THE FLOWS AND REPORT TO THE HOA FOR THE FIRST FIVE YEARS OF OPERATION. AFTER FIVE YEARS EITHER NO MORE MONITORING, OR EXPANSION OF THE OWTS SHALL BE REQUIRED. THE LEACH FIELD WILL BE A STANDARD BED CONFIGURATION. THE SEPTIC TANK AND LEACH FIELD WILL BE GRAVITY FED. THE EXISTING LEACH FIELD IS APPROXIMATELY 2,500 SF. ODISEA PERFORMED AND OPEN -HOLE INVESTIGATION OF THE LEACH FIELD USING A BACKHOE AND SHOVELS. THE CONDITION OF THE GRAVEL MEDIA IS IN VERY GOOD CONDITION. IT APPEARS THAT THE SEPTIC SYSTEM WAS LIGHTLY USED WHEN THE PREVIOUS CLUBHOUSE WAS IN OPERATION, THEREFORE IT HAS BEEN INCORPORATED AS PART OF THIS NEW SYSTEM. BASED ON THE CALCULATIONS AND ASSUMPTIONS SHOWN ON THIS PAGE, APPROXIMATELY 2,450 SF OF ADDITIONAL BED AREA USING CHAMBERS IS REQUIRED. THE SIZE OF THE EXISTING LEACH FIELD AND THE SIZE OF THE NEW BEDS ARE NEARLY IDENTICAL, THEREFORE A STANDARD DISTRIBUTION BOX WILL BE USED TO SPLIT THE FLOW IN HALF. A SECOND DISTRIBUTION BOX WILL BE USED TO SPLIT THE FLOW BETWEEN TWO 12' X100' BEDS WITH CHAMBERS PLACED ADJACENT TO THE EXISTING LEACH FIELD AS SHOWN ON C4.1. A 3,500 GALLON SEPTIC TANK IS PROPOSED BASED ON THE CALCUALTION SHOWN ON THIS SHEET. THE EXISTING 1,000 GALLON SEPTIC TANK WILL REMAIN AND AN ADDITIONAL 2500 GALLONG TANK WILL BE ADDED AND INSTALLED CLOSE TO THE NEW CLUBHOUSE TO INTERCEPT SOLIDS PRIOR TO THE RAW SEWAGE RUNNING DOWN THE STEEPER SLOPE. TOGETHER THE TANKS VOLUME WILL ENSURE RETENTION OF TWO DAYS PRIOR TO ENTERING THE LEACH FIELDS, PER SECTION 43.9 (B) 2 (b). ONSITE WASTEWATER TREATMENT SYSTEM GENERAL NOTES 1. PRIOR TO COMMENCEMENT OF CONSTRUCTION, ANY PERSON INSTALLING, REPAIRING, OR ALTERING A SEPTIC SYSTEM SHALL OBTAIN A PERMIT FROM THE COUNTY HEALTH DEPARTMENT, 2. THE OWTS SHALL BE INSTALLED IN ACCORDANCE WITH THE AUTHORITY HAVING JURISDICTION (AHJ) CURRENT REGULATIONS. 3. A LICENSED SEPTIC INSTALLER, IN ACCORDANCE WITH THE COUNTY OWTS REGULATIONS SHALL INSTALL THE SYSTEM. 4. THE SEPTIC SYSTEM SHALL BE INSTALLED IN ACCORDANCE WITH THE COLORADO STATE PLUMBING CODE OR OTHER LOCAL PLUMBING CODES IN FORCE ON THE DATE OF THE OWTS PERMIT APPLICATION. S. IF ELECTRICAL EQUIPMENT IS USED, ALL WORK, EQUIPMENT, AND MATERIALS SHALL COMPLY WITH THE REQUIREMENTS OF THE CURRENT NATIONAL ELECTRICAL CODE AS DESIGNATED BY THE STATE ELECTRICAL BOARD RULES AND REGULATIONS. A LOCAL ELECTRICAL PERMIT MAY BE REQUIRED AND ALL ELECTRICAL COMPONENTS SHALL BE PROTECTED FROM MOISTURE AND CORROSIVE GASES, 6.
