lExternall Flashing
To all,
This email is to address the lack of flashing on the siding, regarding 690 Cattle Drive Silt, CO.
We did not use flashing according to code, because the home owner felt it would greatly impact the architectural
appearance of the home. JCC took extra precautions in this case to ensure materials would not be compromised. We
used board and batten style siding. This consist of 4X8 sheets of rough sawn wood siding. We (JCC) used a solid stain on
exterior, to ensure water proofing and protection of the siding, we applied two coats of solid stain to the back of each
sheet. ln addition we caulked behind every seam to keep moisture from working its way behind the seams. We finished
the front side by again caulking the seams and stapling the material every l-2" and then again when the battens were
laid on top of 4X8 sheets. We applied 3 coats of solid stain to the exterior of siding.
We understand that not using flashing voided the Manufacturer warranty on the siding material itself. Which only one
year.
JCC however is very confident in the precautions taken to waterproof and seal the siding, because of this JCC will
warranty the siding for the home owners Paige and Zane Haderlie for the next 5 years. As long as the exterior stain is
maintained properly.
Regards,
Jose Gonzalez

Josecalledandsaidtheownerdidnotwantthehorizontal buttjointflashingduetothelooks. Thesuppliersaidit
voided the warranty not to have the flashing at the horizontaljoints. Jose is going to get a letter describing how they
"waterproofed" the butt joint and a letter from the owner wanting the butt joint without the flashing.
lf one looks at the application instructions and code, it appears the flashing should be in place. Also with multi-level
structures, a "beltline horizontal joint" is required as an expansion joint incase the framing under the siding shrinks. lt is
2- 3/8-inch gap with flashing and a horizontal baton w¡th flash¡ng to cover the filler board behind and provide an overlap
for the next piece of siding. Note the framing behind the expansion joint with the attached. I doubt we ever get that in
the field. See attached info.
This may have been the issues with more than a few other projects where they used the panel style siding and we
should discuss once we are all back in the office.
Thanks,
Andy

TRIM & SIDING
. At the tlme of manufacture, siding meets or exceeds the
performance standards set forth in ICC-ES 4C321 and has
achieved code recognition under E5R-l301' CCMC 11825-L'
APA recognition under PR-N124, and HU0 recognition under

. Strand Substrate panel sidlng with SilverTech or SmartFlnlsh
is specifically for sheds and other outdoor 5tructures where the
interior wall cavities will remain permanently exposed,
. Minimum 6 inch clearance must be maintained between siding
and finish grade (ground cover).
. Slding applled adjacent to porthes, patios, walks, etc. must
have a clearance of at least 1 inch above any surface.
. Minimum 1 inch clearance at ¡ntersection with roof line
. Applysidingin a mannetthat prevents moisture intrusion and
weter buildup.
. All wood substtate that ls exposed to the weether must be
sealed in a manner that prevents moisture intrusion and water
build up,- Seal ALL exposed cuts of siding and trim. Field spray
applied coatings on cuts are not recommended.
- Sealing can be accomplished by applying a coating or
sealant according to the manufacturer's requirements'
. All exposed wood subst¡ate must be sealed in a menner that
prevents moisture intrusion and water buildup,
. LP does not recommend LP SmartSide Panel for use in ICF
assemblies, lf used, LPwill notwa¡rant for Buckling and
Shrinkage. However, balance of warranty does remain intact,
. Use nails to fasten LP SmartSide panel siding to structurel
framing, The use of alternate fasteners such as staples is
permissible only when allowed by l-Codes and where the size,
embedment, placement, and number of alternate fasteners is
designed by a licensed design professional and approved by
local building offitial. The use of alterneté fasteners, however,
is not recommended and LP will not warrant any damage ot
performance failures to the extent caused by using any
alternete fastenets.
. SIDING MUST NOT BE IN I]ÍRECT CONTACT WITH MASONRY
CONCRETE, BRICK, STONE, STUCCO OR MORTAR.
. Store offthe ground well supported, on a flat surface, under a
roof or separate waterproof covering
. l(eep siding clean and dry. lnspect prior to application'

190 Series panel siding is reguired,
. Mo¡sture conttol and watervapor control are critical elements
of proper housing design. Check your local building codes fot
application procedures for handling moisture end watervapor
in your area.
. When using wet blown cellulose insulation, the insulation
must not be in di¡ect contact with the siding and it must be
allowed to dry a minimum of 24 hours or longer if specified by
the ¡nsulation m anufa[turer.
. As with all wood products, do not apply engineered wood
slding to a structure having excessive moisture conditions such
as drying concrete, plaster or wet blown cellulose insulation. lf
such conditions ex¡5t, the building should be well ventilated to
allow it to dry prlor to the applicatlon of the siding.
. Siding must not be applied to green ot ctooked structural
framing members. Do not apply siding over rain-soaked or
buckled sheathing materials.
. Gutters are recommended for control of roof water run off.
. LP strongly recommends the use of a secondarywater-res¡stive
barrier behind all LP 5martSide sidlng' A properly installed
WRB provides a second line of defense to incident¡l moisture
behind the siding.
. The LP SmartSide limited warranty does not expressly or
implicitly cover water penetration, LP does not assume
responsibility for any water penetration.
. Sheds and other accessory structures that are not heated or
cooled do not requ¡re a secondaty WRB if exempt by applicable
building codes,
, Seal all gaps with a high-quality, non-hardening, paintable
sealant. Follow the sealant manufacturer's instructions for
application.
' Use an exterior-quality, non-hardening, paintable sealant. Use
Class 25 or higher exterior sealant meeting the ASTM C920
