Courtesy Message for Architect and Engineer of Record:
l'm reading through blueprints received an9/27/2O2tand wonder if, perhaps, some building framing detaíl is
missing?
I have for review a structural foundation design page from Knott Laboratory with a separate unstamped roof
truss layout sheet from Overholt (and 8.5 by LL truss package sheets).
Are there any other framing pages prepared by the Engineer of Record ( Knott Laboratory) for first and second
floor framing members?
lnclude: any lateral loads, shear walls, door and window fenestration header details / supports, hold downs,
fastener connections andfor any exterior bearing walls, type síze and spacing of wood or steel materials?
The only reference to floor systems or exterior and interior wall framing seem to be some building cross
section pages by the Architect, is that correct?
To clarify or confirm -- what extent of the Architect's furnished pages are to be referenced for framing
inspection?
I am concerned the informatio n møy be íncomplete to allow a building inspector to successfully walk the
framing --

This plan set is like a recent submittalfor Midland Loop Lot 20 Permit #7L54 also ín Aspen Glen. Colleen Wirth with
this office sent an Email on October 7 , 202L regarding the lack of framing and many other structural details. Please
refer to that email as it applies to this project on Sundance Court. Sundance Court does have a floor and roof designs,
but it appears tlre roof trusses are orrly for a 30# snow load with tlre full-size submittal and 40# with the truss drawings
submitted. Only one set of these specific drawings are included for the floor frarning. We need two.
There are not any specifications as to wood framing for this project, shear walls, nailing schedule and other basic
design specifics other than for the foundation. How the loads transfer from the roof through the structure into the
foundation and to the subgrade appears to not be reviewed by a design professional. Everyone ís doing a piece of the
work without the whole picture in mind.
Being old, grumpy and a short tímer short on patience, a better job is required as part of a submittal for a building
permit for a very expensive house. This project is not a pole barn that we hope the carpenter will get right in the field.
Please have a design professional view all the above and submit a more complete set of plans for our review. I will go
ahead and issue the grading permít, but that if as far as we can go at this time. Please also review the Application
Checklist reviewed and signed by the applicant as part of the permit submittal. Thls check list also covers most of the
above plus more.
Thanks,
Andy Schwaller
