Answering the questions in a narrative fashion may help elíminate or clarify f any further plan details need to submitted. Appreciate your patíence, bear with me.... L. Are there any architectural plan sheets to review (i.e. floor plans, room or buildíng elevations)? NO 2. ls there a site plan that shows the new exterior stairs and new roof projections in proximity to property's lot lines (including a NORTH ARROW and scale)? ln the plans you can see the north arrow 3. ls the new addition on the N W E or S face of the existing home? I understand the subject property is roughly L/3 acre-- but from the structural plan pages-- I cannot verify the new work meets with zoning sethacks / recnrclecl easements or huilding envelope (s). Please ans\,ver or explain as best you cäu. lhis is just a trasernent äccess with stairs 4. ls the existing walk-out basement a finished basement? lt is a finish basement 5. The application form "description of work" states "installing 2 egress wíndows and one sliding door". Are you converting or changing the existing finished basement room uses in any way? Or perhaps improving non- compliant bedroom or basement egress openings from circa 1979 to meet today's code? lmproving 2 non - compliant wíndows for bedrooms on basement from circa 1979 6. lf there ís any interior work occurring, do you have available an existing / proposed basernent floor plan with the room spaces labeled? As the scope is creating a new meâns of egress / ingress, I am heing careful to understand if the new structural work will create new separate living quarters (new plumbing fixtures, second kitchens etc). Living space wíll stay as it ís we are just ereating an aeeess 7. Structural page 5L references HP Kumar and Associates soils repÕrt 21,-7-753 dated September 23, 2021.. Could someone please forward copy of the geotech's report to me at cwírth@earfield-countv.com? l'd like to read it and place ít into the building file. Attached to this email 8. lf there is no alternations or changes to the existing interior basement living space (save for egress windows and slider), may I confirm the addition of stairs, exit and roof system will not introduce any new enclosed conditíoned líving space to the structure? I suspect ít is an exit stair and roof system to accommodate safe exít without nuisance of weather and snowfall maintenance, but want to confirm.
